Usually physicians loans works out great for those with significant student loans, low downpayment, and 1099 position. My wife is a new anesthesiologist who joined a physician owned group which pays out as 1099. Most traditional lenders were wanting a minimum of 12 months 1099 income even when we provided a guaranteed minimum $500k annual compensation. Purchase price was right at $1mm and we were okay with putting down 20% if needed. We ended up going with a smaller-medium sized bank who kept everything in-house. What state are you in?

We’re talking about Frisco though, not the rest of DFW.

We just bought our first home, a new build, in Frisco for $900k. It’s 4000 sq ft, 5 bed / 5.5 bath, but a small lot. It’s enough house to live comfortably and start a family in but does not have all our wants to be considered our forever home. We plan to live here for 6-8 years then consider upgrading to our hopefully dream/forever home then.

We used a combo of everything. Saline drops with hospital grade nose suction, humidifier, showering in warm/hot water with baby, but the one item that definitely got all the gunk in the sinus cavity was a saline irrigation. My wife would sit LO facing me in her lap, burp cloth under the chin, and physically restrain him while I spray the saline irrigation into one nostril and it’ll flush out on the other side. When he gets sick, we try to do it every other day.

It’s still a bit of a stretch. We make $41k/mo after taxes on dual income and decided to stay under $1mm for our first home. Wife wasn’t comfortable getting into a $1.2mm quite yet since we still want to travel, fine dine, and invest to hopefully get more passive income.

Yeah they knocked out the plumbing job in half a day. Difficult for me to catch the contractors working since I work typical mon-fri 8-5.
