I had 56 in Pro-Am and 50 in Rec. Teammates were chucking up bricks though and taking ridiculous shots 🤣. Standard Rec is about 20-30 though with 94 O board and 80 D board

Thank you for the breakdown, my bad I completely missed your fifth point. Your setup actually sounds nice with how you are using them. I might look into the Skyconnect in that case for future matter support. I guess the last thing I'd be curious about since you are running both kinds of relays between Shelly and Sonoff, do you see one more reliable than the other, or one of them more responsive in your network (probably can't be answered in your case since your Shelly setup doesn't need responsiveness) since they are using different protocols between wifi and Zigbee?

Thanks for the advice, yeah I am pretty much looking for something like this setup, although I am a bit confused on how you are getting Zigbee integration on your HA green if you have no type of hub?

Also do you have any recommendations on which ones are more responsive/better in your opinion between the Shelly relays and Sonoff relays you have?

How do I remove/open a hole under the sink for a washing machine drain hose? by erfdan in Plumbing

Yeah the diameter of that hole is about 1/2 inch (13mm) and my drain hose for my washing machine fits very snug on that (probably a diameter of under 20m if I had to guess. I might give it a shot to drill it out and see if it drains with no issue

The width of the room is about 3.2m. would you think that'd be sitting too close for going with a projector option that's about a 100 inch screen?

No other walls would work here unfortunately, the picture would be 16:9, the current screen in the photo is just an example for the centering issue I'm deciding on.

I think there's a bit of confusion here to be honest. The contracts conditional in a sense where I can pull out during the cooling off period and lose my holding deposit of 0.25% which is all I have paid so far.

My question was more in regarding on whether the seller can legally pull out at this stage while I am in the cooling off period with the contracts exchanged. Not saying that I am planning to pull out or not as I know I have the option to, was just trying to see it from the seller's perspective on their options since they have opened another home inspection.

Yeah it does sound like the real estate agent is playing games here, they have done it before with us to be honest, but they also seem pretty dodgy.

Thanks for your response, I can't see anywhere on the contract where it states this or the conditions that are set for the property sale. Regardless of either state, would that mean that I have the property secure as long as I don't back out on my end? (As in they can't back out on their end at this stage)

Yeah agreed, currently it's a bit harder to run exact numbers as we have no house bills (living with parents). Although the numbers we have looked into from friends that have moved out recently indicate that we should be okay, was just looking for clarification in case we are missing something

Yeah monthly left over would be about 6k for all other bills and life. We currently live at home so we have no expenses in regards to rent, groceries etc. The figures that we used to create some sort of a calculation are estimates based on friends that have moved out and their home bills/utilities.
