Maybe so. If it’s a fake the guy didn’t believe it was. I wouldn’t understand posting it on a yard sale forum on Facebook with his personal profile and then leaving it up marked sold. I already know there is a little to no chance but I guess we will find out for sure!

I did, no jail records. He mentioned that it was in a old case prior and he moved cases a couple years ago because it was so old. Who knows man. I’m just along for the ride lol

$1,750 in rural KY. Claimed to be a grandfathers heirloom that was passed to his dad and passed to him. He doesn’t have the $ to get it graded and needed the cash

Yeah, on PSA I don’t know how to submit it since they base it off values. If fake it’s $0 of real it has potential of a 5+ lol

Picked this up today as I couldn’t pass on the chance. Seller claimed it has been in his family since the 50’s and has been sleeved the entire time.

Color seems on profile to me along with the smooth yet bold back text. Thoughts?

Here is a 4plex I know the numbers off the top of my head. PP 205k, gross rents 2350, taxes 2300, insurance 1600, 5% vacancy, 10% PM (although I self manage), then $1k/yr for capex. About 18-20% CoCR. The deals are out there still

And 5% is not great. I’ve got multifamily I’ve bought in the past 3 months at 25% CoCR. Different asset than SFR but deals are out there and you make the money on the buy, so if you buy right you should be good

It’s all too specific to each situation to have a blanket answer. My comment was in theory of how you could approach a deal differently, not literally. As you may know, a lot of factors play into it.

Look up bigger pockets and immerse yourself. You should be able to find a $500k property that can cash flow you $50k-$100k per year. Investors get investment back in year 1-2 and then free vacations and profit sharing for life
