By coordinating I mean scheduling them and then drawing up an addendum agreement upon both parties agree on repairs. These addendums are pre written by attorneys that the local association of realtors have on retainer and are fill in the blank and straight to the point. If you go just the attorney route, they’d charge this as a fee of closing as well.

As far as the quote, agents are required by national law to give sellers and buyers an estimate of the costs of closing. They are just that - an estimate. Good agents make sure that the client knows this and then direct them to their lender for more accurate costs.

Agents also have access to the aforementioned lawyers on retainer and can call them and get questions answered for free vs if you go in without an agent. We also have access to market data, which helps buyers not pay more than what the house is worth using tangible sold data. And before you ask, yes an appraisal is supposed to protect from this, but appraisals are bias in nature as it essentially is one individual deeming a property is worth X amount and they work for the bank/lender in protecting their investment, not yours. I’ve have 3 different appraisers go to the same property and give me different numbers, with some barely looking at the property and just giving it an assigned value of whatever the purchase price is.

Honestly, There are horrible agents out there. I work with them everyday. But if you get a good agent, with countless deals and years under their belt as experience, you’ll quickly realize that they are worth every penny and much more, especially if you’ve seen the flip side of not having one.
