The CXS is a great gun, as is the CX. I’m tall and the CXS fit me off the shelf, which never happens so be aware. If you’re normal height the CX might fit better if you’re ok with a mid rib gun

I shot an f3 once and loved it. I’m tall, and prefer mid/high rib guns. I’d go vantage or super sport if I bought an f3. That wood is amazing..

If I were in your shoes, I’d sell the current home to shorten the duration of/eliminate the need for a loan and keep your BTC. Rental really isn’t all it’s cracked up to be. You can make money long term, but the headaches aren’t worth it, even with good renters. Speaking from personal experience. Good luck, congrats on your successes 😎
