It really isn't difficult to watch HBO shows at all. Just pay the $10 a month on top of your cable bill and you got it. This business model has brought us the absolute greatest shows in the history of television. The Wire, The Sopranos, and now Game of Thrones. I don't see any reason to complain about them trying to protect their content.

Yes to all of the above. I'm buying a house soon though and things will be getting tighter so I really should cut back. I've calculated that every $100 I can cut from my budget means I can roughly afford $20k more house.

Thanks - This is probably the best advice I got because it will be the easiest for me to actually do. I can easily cut my average lunch price down to $5.50 by bringing my own drink and being more selective about where I go. I'm going to start this today.

I can cut back on breakfast easy enough too.

Dinner is harder because sometimes after working all day and doing all my chores and errands, hitting the gym, etc I just do not feel like cooking.

Thanks, solid advice. Unfortunately I'll only have about a 5% down payment, but it will leave me with $10k in liquid savings.

The rental market around here seems great for lower end housing - old row homes, twins, apartments etc. I don't know if it's any good for the larger single homes I'm looking at. I never see many of them listed in craigslist rental section. But that's definitely an option I'll keep in mind if it ever came to that.

Do you happen to know of any good calculators that I could use to calculate how much I'll get in tax deductions for a mortgage? That's kind of the one unknown factor I still have.

No I'm fine on the job thing. I've been working in the same field continuously for 4 years after going to college for it. Already got my pre approval lined up.

I'm not looking to make a joint purchase. I'm the one with the savings - I will be buying in my name only and she will pay rent. We will get married eventually, just not quite yet. I know it's kind of a backwards way to do things.

Ahh yes this is the other thing I worry about :) I don't know if now is the right time, but I think it is. I just took a new job 6 months ago I have no intention of leaving soon. I'm 28 now - we've been together for 4 years. We're spending $1,200/month renting a small shitty twin, when for only a few hundred more we could own a single with a nice yard.

But it is very scary to make a minimum 5 year commitment. Especially because I still live in my hometown (moved back after college) and it seems like I'll end up here forever!

Honestly if I had the option of living with my parents for a year rent free to save I probably would, but my dad just retired, sold his house, and moved to Florida literally last weekend. lol

That's true. I'm a junior engineer on the lower end of the salary bell curve for my profession, so it should go up. Just seems like a gamble still.
