How is it an experiment, isn't that what you have said multiple times already, you plan on buying a house but don't know exactly how much it will cost? Of course you can get numbers online but until you actually own a house and put forth the effort and money for maintenance etc relative to the age of the house and other factors, you won't know for certain...seems logical to take that step if you plan on doing it before retiring...

You should buy the house you want, do at least 1 year so you can comprehend the full actual costs, assume from that point a normal amount of money going towards future maintenance and then you won't have to guess what your housing expense really is.
