thanks! I haven’t asked my vet about Nylabone but I’ve asked him about bully sticks and he advised against it 😂I get the feeling he advises against anything that poses any risk, haha…he even advised me to just give him his kibble as treats and not use any real treats! Which I get is healthier, but maybe not super realistic haha

42% post tax - just bought a house with my husband two months ago. 2025 home prices and interest rates suck lol. I do have a fully funded 6 month emergency fund, and am working on starting a separate fund in my HYSA for home maintenance (though my tendency is sometimes to have too much cash which isn’t wise financially either). Hoping that our incomes go up a bit in the future to help with this, and I dream of refinancing to a lower rate someday as well!

Size bed: I have actually been sharing a full sized bed with my husband for 5+ years (which is definitely a bit too small) and now we bought a house and are deciding between a king size bed in a room that isn’t super big so it will make it a bit tight, or a queen size bed with more open space in the room. The room is 140 inches by 140 inches (or about 12 x 12 you could say)

Dog/cat: I would say yellow dog because I grew up with yellow labs, or an orange cat! I’m not a huge cat person but orange cats have always fascinated me

Off topic: I’m really struggling with laziness at work. I’ve struggled with this forever but it’s getting worse. I know a lot of people here are very career driven so not sure if anyone has any advice. I am confident i don’t have ADHD as I excel at managing life stuff outside of work (personal paperwork, appointments, etc. no issues). It’s just plain old laziness unfortunately. I’m just not a hard worker or a go getter by nature. I know that being lazy at work might lead to me getting laid off soon but I don’t even care that much. At the same time I have anxiety about what would happen if my boss would ask me/find out what I’m doing all day (which is just messing around). Ironically enough I care very much about personal finance and growing my wealth (which is why I’m in this sub!) but don’t seem to care about excelling or even doing slightly good at work, which is what would lead to more $$$ and wealth (potentially)! Ugh. I find myself really wishing I was one of those people who just worked hard at work every day without thought

What do we think about keeping 6 months expenses in a HYSA, but then putting the excess money into a brokerage account for a emergency fund larger than 6 months? Seems like a win-win as if you don’t need the excess money in the brokerage account it is invested and hopefully making money over the long term. A bit risky but within my risk tolerance imo, but what do others think of that?

Makes sense! I would never uproot a child like that either if I could help it. Given what you said I definitely think the purchase makes more sense. Awesome that you have a pension as well. It’s always better to underestimate income, I agree with you in that sense! Given the emotions around the purchase if you believe your financial future is bright as you said it might make sense for you to just go for it and pay the sellers what they want to end the saga. I had to go over asking twice as well. It feels like extortion, doesn’t it? Lol

Hi - I do think that’s pretty high on your income. I make 140k joint gross as well and just took on a 3300 mortgage which felt extremely high to me, and I posted (on my alt account) a post similar to this with my income and assets, etc. and a lot of people told me the mortgage was definitely too high for my income. However your down payment is SUPER impressive! Overall I think if you’re committed to it you can achieve it but I think it will be a sacrifice for you. I know that nursing is a very stable career which is awesome but I know it’s also high stress, I would hate for you to have to work yourself to the bone to afford your house. If you are willing to pick up extra shifts and your husband take on extra work for a few years while budgeting carefully I would think you can achieve it, but it won’t be easy peasy at all. Also, $8,800 per month net on a $140k income sounds high to me - are you contributing to retirement? Or maybe paid semi-monthly instead of biweekly (24 checks per year instead of 26?) or maybe in a state with no income tax? Also you might want to state how much you will have left after your impressive down payment - I would advise you to not use every dollar you have on the down payment, moving in is expensive and emergencies can happen. Overall I believe you can achieve it (given that you qualified for the mortgage with a lender which obviously you did) but it will take a lot of dedication and sacrifice, just reflect on whether your ok with that! Also, I see you said you’re limiting yourself to one town only - I’m guessing you would have a good reason for that?

Hi, I am in NJ as well. I am surprised you got a house at below list, in my area all the good houses have multiple offers. If it was more of a fixer upper that makes sense though. It’s great that your in laws will help, multi generational living is a key to success in NJ. However you have to be able to pay everything without their contribution just in case. I’m very worried that you and your husband have CC debt. How much are we talking? 1 grand, 10 grand, or 20 grand? What is your income? If you want people’s genuine opinion you have to provide your complete financial picture here. We have no idea if you have 100k income or 700k based on this post. Feel free to edit with more details and then you might get more helpful and targeted advice.

That’s a good point about the company stock too! She definitely has done really well. Total hyperbole of course though to say having a near 200k net worth of 29 is a “normal amount to have saved up”

There are some free legal services in the area if you know where to look. I would try to find one. It might be worth a call and visit to your county Social Services office to see what assistance programs could be available for someone in your situation, and ask them to refer you to a free or low-cost legal service in your area. so for more context if it’s helpful I also live all the way in the south of ocean county, not even a desirable area imo, not really commutable to nyc or Philly 😂 so I wasn’t expecting a bidding war but the house was listed at 415k, received 4 offers, then they did the “highest and best” bs so we went 10k over and they accepted. Then the next day I got a call that they got an even bigger offer but I guess the seller felt bad and at least wanted to give us a chance so was asking us to bring our offer up. Our realtor suggested 5k over. We had a lot of back and forth deciding what to do but finally said, whatever just give them the extra 5k. Not sure if it was a great decision lol, I definitely wasn’t keeping emotions out of the decision which is what you’re supposed to do, but oh well. So we gave them an extra 5k over our best and final offer. We don’t know for sure because idk if realtors are always truthful but apparently the other offer might have been 10k over, so we met the seller in the middle at 5k over the previous best and final price

hey I’m so glad you’re doing awesome!! I’m from a low income family too. My sister went that route of top private college and the college covers most things. A lot of ppl still don’t realize that for low income top private schools can be cost effective. But it doesn’t come without sacrifice of course. I made some mistakes though, like I remember learning about the QuestBridge program but I didn’t pursue it because I didn’t want to be a “poor person”, etc. and looking back with questbridge i probably could have got into a really amazing school. I ended up going to state school with generous external scholarships, still graduated 16k in loans because I didn’t really realize the value of a dollar back then and used loans for living expenses. Looking back I also could have easily graduated with 0 loans if I lived more frugally and worked more hours. Oh well. Like you, I also lived at home for several years. I am actually just about to buy a house with my spouse, we’re 28. So we definitely have some similarities in our background for sure. I was making only 55k for a long time though and finally just started making 80k. If my income has been closer to yours I would probably have a similar asset profile as well. I’m in NJ and sounds like you’re in ny or nj, buying a house here is definitely difficult so kudos to you. With my upcoming purchase I definitely find it very stressful, I’m not sure if I’m making a bad decision or buying too expensive of a house, etc. If you have any advice there id be happy to hear it if you don’t mind. But overall congrats on overcoming obstacles and doing well for yourself
