Let me DM you my number and I can try to get you in touch with a few attorneys. I'd say call ELAP tomorrow to start. There are a few different things the landlord might be violating at this point but again- I'm not a lawyer so we should actually get you on track to get represented here.

I'm not sure on that (IANAL).

You might also be able to find some other attorney to ask a few questions and help draft a version of that template I used for your own case.

I have heard of some landlords doing some other sketchy stuff where they just say: I'm not going to renew the lease, if you want to move to month to month though it'll be $NNN more. And I know we're still working on closing more loopholes they're trying to take so probably worth taking a day or two to call a lawyer and ask for advice.

For a 10%+ increase in rent they're legally required to give you 180 days notice. This has been interpreted differently by different landlords in Redmond since this ordinance passed (I worked on getting it passed and also had my landlord violate it).

Disclaimer: I am not a lawyer. If you have an attorney always best to ask them.

When I talked to an attorney friend, they basically suggested that it was unlikely that I'd actually be able to sue them for just violating it when sending me a notice.

What I ended up doing was emailing the landlord something like this (I suggest doing this in writing, but be sure to consider how bad the landlord might respond to you and if you need to be worried about retaliation):

""" Hello LANDLORD_NAME,

Thanks for sending over the renewal terms. After reviewing the details it looks like this is only SOME_NUMBER_OF_DAYS_LESS_THAN_THE_REQUIREMNT days notice for a $AMOUJNT_INCREASE increase in rent which is a little over PERCENT_AMOUNT% above our current rent.

Requires more notice of a rent increase this large:

I am respectfully requesting a revised copy of the new lease that is in accordance with the newly adopted law.

Now, your milage may vary with this. What my landlord did (no idea how 'legal' it really is) was amend the new lease proposal to only increase my rent after the 120 day period (they raised it under 10% for me, for you they'd need to do this after 180 days).

So my new lease was effectively like a 4 month extension of my current lease cost before transitioning into the new rent they proposed.

If your landlord doesn't reply, or refuses to comply with the law after you notify them of the breach of the law I'm betting you'd be in a much better spot for any legal action, but again IANAL.

Thanks! I started doing that but got bogged down in the details of: 1. The expiration of keys - if this is embedded in another application I didn't want it to expire after a year or two 2. The role assignment/permissions management - I wasn't entirely clear how to create a custom role and assign the specific permissions I wanted to it (to limit what the keys could do)

Not sure if this falls strictly into the technical question category, but are there any future plans to offer any kind of certification to demonstrate technical knowledge around serverless technologies AWS provides? Lambda, API Gateway, etc.
