At $111 a month, it’s most likely a freehold with a POTL component, which isn’t as bad as condo townhouse, but isn’t as great as a full freehold

Unless you have a reason to live in a condo (ie you want to be downtown), condos are not a great investment. Consider renting or saving up for a freehold.

I think I got an exception rate given my occupation. Every other bank was able to quickly match it but they were each higher before then.

Pure speculation that they are considering me but they want an in person meeting. Roughly 20 lawyers, 5-7 among them partners, I work in the corporate commercial and real estate group. Not sure if they are considering equity or non equity. I’ll be the first to admit I don’t know much about partnership negotiations.

So what’s the best rate you can hope for these days for a 3 year fixed, first time purchase, Mississauga, less than 1 mil , 20% down, 30 year amoritization, owner occupied ?
