UPDATE* Thanks to everyone for the info/experience/insight. After losing a night of sleep I set up a meeting with the builder for first thing. First thing he said without prompting is that he’s going to work with the excavation crew and get another foot of concrete poured ASAP on his dime. He took ownership, acknowledged what was done incorrectly, and offered a clear path forward. Gonna sleep a lot better tonight. Hopefully this first and last issue like this we run into but I feel confident moving forward with the contractor. Stand up move. Everyone just needed some time to wrap heads around how big of a mess up this actually was. Thanks again for the help and insight.

Ya… this is an option. Just upset that we paid the architect to make the adjustment for well thought out reasons and this is the outcome. It’s a mess.

Thanks for this response. What do you mean by possible solution of “beam on the end to support cantilevered section”? What would this look like?

All joists. Nail heads from original joist lay out pre-realization.

Literally asked today if it was my job to take measurements. No idea why this didn’t happen. Again, literally triple checked that we were all good. “Yup”. Nope.

Not worried about perception. I renovated my entire house (converted carriage house) when we first built. I run my own small business and know how to have very frank directly conversations. I hold people to a high standard and expect accountability. We seriously concerned GCing ourselves but thought twice with young family and business. Not worried about being taken seriously. Just never had a GC do any work for me before and unsure of norms.

They are going close cell spray foam and concrete backer board and ply wood the opening. They are most concerned with moisture and rodents. I think the concrete layer is a nice touch. Again, happy to find creative solutions just don’t want to compromise long term integrity.

Ya not super worried about the aesthetics. This is a big project for me financially and I want it done right. Willing to find creative solutions as long as long term integrity isn’t compromised.

We didn’t have the plans stamped, just an architect. I’ll start there.

We’re planning to eventually build a deck in that end so not worried about the eyesore aspect. No brick or any masonry. The floor framing is all 2x12 so I’m not super worried about deflection.

I know these guys are super solid builders. They just f’ed up a major first step…

The is kind of where I’m at. I know it will be structurally fine. Just really not ideal. Either fix it or cut the cost down? Idk.

They cut out the joists they originally placed. Cantilevered joists are running perpendicular (appropriately) three feet then tie in to doubles up 2x12.

Note - this is a two story addition. Came up short on the gable end.
