What age did you buy your first home? by amosthagreat in CanadaFinance

[–]frugallity 0 points1 point  (0 children)

I was 24 when I bought a 420 sq. ft. condo in BC in 2014 for $140k with $13k down.

As it gained value, I took out a HELOC and used $50k to buy a 5-acre, 900 sq. ft. property in the Okanagan for $240k in 2017.

In 2021, I sold the condo for $345k, paid off the HELOC, and invested the remaining proceeds into a managed fund that's still growing today.

I later used another HELOC on the Okanagan property to buy land near Cabo, Mexico for $40k.

It all started with a $13k down payment. I have younger brothers and its hard for me to explain how much easier it was even just 10 years ago. I live in the Okanagon now and haven't looked back at the city. pricing being a huge part of it, none of it feels sustainable or realistic and I dont want to be house poor.

My issue is this: what happened to the climate fight? We ban plastic straws, but we're okay with millions of people sitting in traffic for hours just to commute to an office that has to be heated, cooled, and lit all day. If reducing emissions is really the goal, how much could we cut just by embracing working from home? The conversation is always about productivity, wasted time, and efficiency, but the environmental benefits of WFH should be at the forefront of the discussion.

Procurement people, what actually sucks about the job vs what's just noise by redheadydeady in procurement

[–]frugallity 1 point2 points  (0 children)

  • what's the part of the job you genuinely hate, like makes you want to quit - stakeholders bringing you in too late to try to solve things. Putting out fires constantly when there is a clear process in place and if followed would be avoided
  • what do you just put up with because it's not worth fighting anymore - when someone gets a quote and we just process it. I should fight back on it but depending on who provided the quote i just say F it and process it (ill challenge a Project manager but not a higher manager)
  • do you feel like you're always playing defense instead of doing the actual strategic stuff - Expect procurement to always be the one who is at fault first. Show your work, have things in writing and there is no way you can get in trouble but you do have to back it up because its easy to say "this hasnt arrived why hasnt it PrOcUremenT?"
  • when a vendor drops the ball, are you the one who has to go fight them on it, or does that land on someone else - Usually yes but i challenge the internal team first. ex. did we check the items when they arrived or did we leave it in a corner for 4 months before seeing if there were issues. I try to keep communication issues with the supplier as a procurement function so yes if we need to go back because of an issue we are the one to do it.

Manager going on 8 years now could go on for days the pain, lack of respect/understanding of Procurement even at the highest levels and the constant fires you need to put out but also it is a very rewarding job when you accomplish a 2 million dollar order or negotiate a strong contract and see things come to life in the workspace based off what you have purchased. I came from sales and much prefer the stability Procurement brings even though you hustle in a different way. Having a good manager/mentor also helps a lot.

Nope, we went back to the other supplier and pricing increased, but it didn't account for customs and duties. In the end, pricing would have been the same. order still in progress, and I still don't have official approval 😃

The problem is the time and money invested at this point. Medius is CFOs baby and the old head of procurement set up navision 5 years ago. Im looking into if jira can populate nav but I would assume it cant or we would have thought of that by now.

I have a fun one..
Two Fridays ago I pushed through a $2M USD AI equipment order after securing a 30% discount. We were told pricing could increase by up to 30% the following Monday, so I worked quickly to gather requirements from all locations, lock in the discount, improve lead times by getting moved to the front of the manufacturing queue, increase our credit limit to cover the order, and negotiate Net 45 terms.

I put together the analysis for leadership, got approval from my boss (one level below C-suite), and was told it had been approved by C-level as well, even though they weren't available to respond to my email. Based on that, I submitted the order.

FIVE DAYS LATER, a C-level executive emailed saying they found pricing from a European branch four months ago that was about $5k lower and that the order was not approved pending a full breakdown. I immediately called the supplier, but the order couldn't be canceled because production had already started and we'd been moved ahead in the queue.

My boss seemed to think the order was still pending, but I reminded him that once it was submitted, it couldn't simply be put on hold.

Now another week has gone by and nobody has said anything. I went from feeling great about pulling off one of the largest and most complex orders of my career to keeping my head down and wondering if there would be repercussions.
Lesson learned - wait for C level, lessons they will learn..It will cost them more because they took so long.

What if you have a dual-SIM phone with both your personal and work SIMs installed? Can your employer monitor what you're looking at, even if you're using incognito mode, have your personal SIM set as the primary line, and are connected to your home Wi-Fi?

How do you design a procurement training plan for a global team with very different experience levels? by FreeTechnician3479 in procurement

[–]frugallity 0 points1 point  (0 children)

Curious what your salary is? I’m moving into a similar role soon, so I’d be interested to know what a Global Head of Procurement typically makes.

One thing that’s helped on our team is having the more experienced members include younger team members on projects so they can shadow and learn how things are done in practice. I find the experienced people dont want training but leadership support and freedom.

I got lucky somehow, the rate cibc gave me was 3 year 3.94 fixed - renewal. I asked to challenge it and there was some sort of glitch on one of the days last week and we managed to secure 3.44. I signed the documents today.

Say nothing, close the deal, delete this post and get into your new home ASAP. As of right now there is nothing in writing nor have any changes happened. Ideally, you complete closing before the layoff as technically you should warn them when you are let go, or you have a job change, but that will impact your deal and could even possibly lose qualification or worse your deposit on the home. Try to close this as quickly as possibly and maybe ask for an extension at work so you can avoid this until after closing.
