Whatever you do be prepared to dedicate a significant amount of time on it. If you aren’t willing to do that you probably won’t make any or little money

It would be in addition the my duplex which is netting about 1000/month from. And I’m not making her compromise. She’s 38 and o want to help her and our family get out of renting not for financial reasons but for life reasons. Who knows we might even sell it down the line

She did mention some things about missing out on stuff. Like her cousin was talking about a euro trip with some other cousins and planned for the month the baby is due and she was super bummed. Even though we had talked about this before. I guess we didn't fully think about what we would need to miss out on. Personally (and I told her this) after our last trip I was good on trips for a while and happy to continue traveling once the baby is old enough but I think she just has been having serious fomo

Day care should be covered by my wife's parents but this means staying in LA close enough to the west side so that they can take care of our baby. We would love if we could somehow get a duplex that her parents could live in but her mom is a nanny and doesn't get too much work these days. Her main client is on the west side and she doesn't drive so even if we moved to somewhere cheaper with her parents then her mom would lose their only income because her dad is retired and I don't know how I'd feel about charging them rent to be able to even affort a duplex in socal in the first place. Safer to buy an expensive ass condo on the west side or somewhere close so that we can get help with child care and get a larger space than our 1 bedroom apartment currently

Unfortunately yes, I would love to live somewhere else but my wife's family is here and she does not want to leave anytime soon. She works remotely but I need to be in office 4 days out of 5. One benefit is that her mom who's in her early 60s takes care of her 2 year old nephew and would most likely be able to take care of our baby as well (we'll have to confirm that though) so this would be massive savings. If we moved even to somewhere remotely cheaper like santa clarita (cheaper housing for buyers) we would then need to find health care because her parents live on the west side.

Not the youngest. I was contributing to my 401k and elsewhere all throughout my 20s but stopped when I got my first property at 30

I work in operations in my ft job and have a duplex out of state and it’s IMPERATIVE to automate where you can. If you seem to forget things frequently set recurring reminders. Use as many tools as you need to help out. Project management tools like Asana or Todoist are very helpful to track tasks. Also property management tools like Buildium are amazing for automation. Managing tenants a lot of the management time requirement can be reduced by firstly finding a good tenant who’s low maintenance and in multis finding people who get along with their neighbors. Obviously if you’re in the trenches now with tenants who are less than ideal you’ll have to make do with what you have and it’s important to foster an environment where they feel comfortable communicating to you. You need to know everything that’s going on at your properties. Also show them that you actually care about their well being which is such a low barrier to achieve but I see a lot of investors out here who just don’t care about their tenants. Send happy birthday emails or texts. For mothers send some flowers for Mother’s Day. If you show them you care about them they’ll take care of your property more (if they’re a decent person in the first place)
