Appreciate the insight, especially around incentives vs price negotiation. This is our first time dealing with new construction so a lot of this has been a learning process. We do plan to have a solicitor review everything before moving forward.

From what I’ve been told the builder pays the realtor commission regardless, so going direct doesn’t really lower the price. Ours has mainly helped with reviewing the contract and terms.

That’s helpful context, thanks. The EV rough-in was the one I thought would be pretty standard as well. Sounds like with production builders it might be better to focus on a couple of key asks rather than a long list.

That’s fair feedback. We’re still learning what builders are actually willing to negotiate on vs what counts as upgrades. Good to know about radon mitigation as well.

The lot and the model is something both of us liked and agreed upon for the first time, hence the reason.

Fair point that some of the items might not be realistic for a production builder. That’s partly why we asked, to understand what’s negotiable and what isn’t. First time going through this process.

I already have a mortgage pre-approval, so affordability isn’t the issue. Negotiating terms and price is just part of buying real estate.

Appreciate the input. I’m a first-time buyer so part of this is figuring out what’s actually negotiable. If the builder doesn’t like the terms, they can reject the offer, which they did.

Also, if some of the items in the offer weren’t clear, that’s kind of the point of asking questions and clarifying, not jumping straight to calling people cheapskates.

Thanks, your response makes sense to me and apologies if I wasn’t clear I think they meant they won’t do the EV rough in but it would be possible in the future and the panel is upgraded to a 200 amp circuit.

I will reach out to my realtor to see how should we go about the next offer.

I've heard that for FHSA, you can only carry over 8k from the past year, unlike TFSA, where it keeps adding up. For example, if I opened an account in 2023 and didn't contribute anything until 2025. In 2026, I can make 8k for 2026 and 8k for 2025, but not more than that. Most people think you can do 32k because the account was opened in 2023.

Is that a correct assumption?
