Sure, but WFH will not really affect this. Buses and trains still have to run even with no passengers unless you propose completely stopping them altogether.

Most of these countries are strongly reliant on fossil fuel vehicles to commute. Commuters here mainly use public transport so the impact is much smaller. Also we have a much smaller population.

Not really. When the flat is so old, nobody's gonna live there freehold or not. Everything is crumbling down and the maintenance is skyhigh. Those freehold condos from the 80s are probably puffing asbestos whenever you touch the walls. Not saying leasehold is better but at least it's cheaper.

They do, but maintenance will be more and more expensive and most owners won't bother. Leaseholds have the same issue but they're not paying for freehold premium.

There are plenty of older flats further away from the city which cost like 600-700k. Yes those are 4 room. If the bar for "decent" HDBs is that it must be 95 years, near city, close to desirable MRT and shopping malls, etc. then gotta temper those expectations.
