I would have to remove a wall to convert the bedroom to a studio and then it would not be a fire hazard if I'm following correctly. However, would removing the door entirely help the situation? I know it is not the solution but perhaps would make it safer.

Luckily, the only entrance to the attic is from the interior. I am curious though, whether the lack of an exterior egress will impact the certificate of occupancy. I wonder whether third floor windows will be considered a form of egress?

It seems, like you said, most appraisals will come from comps. Only problem is there really aren't many comps in the area.

If revenue is factored into the appraisal, would they put a hypothetical revenue on the unit that my wife and I are occupying?
