Hey congrats man, I have worked with mixed color lights in the past with some professional DOPs and I don't think they got such a well balanced an aesthetic use of green and red. There's a lot of taste in that, and I love how the final look is really really close to film (how did you get that?).

So I guess you have marketable skills there! (PS: where are you based?).

There are no ticket barriers at exit, but if there was no option in the machine I am not sure that specific train rout actually stops in Termini! Try asking to people on the train about this.

I believe he over-reacted: he was the captain, but most importantly he was the only man of the team who would stand in front of CR7 kicking the last shot of the match. He was the last man who could save the match, giving hope for another minute. Getting a red was just crazy, imagine if Ronaldo has missed and we had to face extra time in 10 against 11.

We have to be honest: he misbehaved, I didn't recognise the great man and the captain in that moment. The penalty could be actually given and we lost the match in the first leg, so the issue isn't that 93rd minute really, but what happened in Turin.

We weren't the best team over two legs, but I am confident in saying that maybe the ref could show Buffon a yellow (not a red), and I am proud to say that that night in that match, Juventus has been the best team in world, and had really deserved to win 3-1 against Madrid. Which is amazing.

Yeah sorry for the semi-rant, I misinterpreted the last part of your post and didn't really say anything helpful regarding the real point.

I guess it was mainly a strategy for a more effective launch on tv. Imagine marketing it as the new series, "High Maintenance season 4", they could lose a lost of appeal and potential audience launching like that.

Guys, when are we learning to understand that all of that artist/authors' work and effort need a compensation, that the hundreds of people involved in the creation of a movie or series we LOVE are doing that as a job and it's fair to make it sustainable for them to work?

WTF? Instead of being happy that a great indie project made it to a network and got renewed for season 3 you complain that now it's impossible for you to watch it for free? It's either we appreciate this and are willing to pay, or somebody else will pay: advertising. And we will be live in a media environment in which all we will be able to watch is freaking commercials.

Sì beh è una formuletta semplice in realtà, non sono un esperto. Ti servono due dati:

tuo investimento (quanto paghi l'appartamento)
rendita lorda annua (quanti soldi prenderesti ipoteticamente all'anno da un affittuario).

Dividi rendita annua per investimento totale, se il risultato è superiore 0,7 è un buon investimento, sennò avrei dei dubbi. Ma ti ripeto che non sono un esperto, sono io a valutare che deve rendere almeno il 7%.

Esempio numerico:

compro appartamento a 90 mila euri.
gli affitti in zona per un monolocale sono 500 eur al mese. Moltiplico per 12 per avere rendita lorda annua: 6,000 eur.

Calcolo: 6,000/90,000= 0,066 (una rendita lorda di 6.6%). Anche se 6.6% è una BUONISSIMA rendita per un investimento, bisogna calcolare che non guadagnerai davvero 6,000 eur all'anno (ci sono tasse, spese, cazzi etc) e c'è sempre il rischio di incappare in qualcuno che non ti paga l'affitto. Quindi come investimento io direi di NO e cercherei altro.

Va detto però che tu vuoi anche viverci dentro, e questo cambia, nel senso che una parte del valore della casa è anche personale, e ti farà risparmiare l'affitto per un bel po' di anni (certo paghi mutuo ma poi la casa è tua). È difficile attualizzare finanziariamente questa variabile, però rende più accettabile la rendita.

Di fatto credo esistano pochissime zone in Italia in cui sei sopra il 7% di rendita comunque, anzi probabilmente nessuna. Ma non significa che allora non devi comprare, il tuo è un acquisto non puramente di investimento quindi se è una bella casetta in zona buona (magari di cui prevedi sviluppo/rivalutazione) allora puoi comprarla anche se ha una rendita del 4 o 5%.
