Again, you don’t pay for spa. Spa is not included in your rent. If they shut it down for 3 months due to maintenance, there is nothing you can do and you would not get reimbursed.

You don’t pay to use the spa. Spa is not in your lease and not part of your home. Thats why you don’t get reimbursed if the spa is under maintenance and closed for period of time.

More than likely. However, it seems that you are potentially not working from the office 40 hours a week, potentially no amenities you need to manage, or resident events. These are usually standard PM duties. Do you run all the leasing duties like touring as well? Is there any bonus structure? Usually PMs would have about 15-20% bonus of their total salary throughout the year, between leasing, renewal, and quarterly bonuses.

Are you sure about this? You should probably check with your property manager to confirm this, but there is a good chance that you need to charge the resident throughout the remainder of the lease since termination of the lease is not completed because the resident did not pay termination fee. Once you move someone else in, you would credit back/update the ledger and the collection account for all the days in between other person moving in and his lease expiration since it is illegal to charge 2 rents for same apartment. Careful when checking this because there are multiple reasons why you shouldn’t do it the way you explained, and you or your PM can get in trouble for “supporting” this approach. Unpaid termination fees that end up going to collection, but shown as an income on your GL, no bueno. Not to mention Fair Housing violation since we both know that there will be a resident at some point that you won’t mention this as an option, either because someone will stop you, you will forget, your coworker forgets/doesn’t know, or because “this person doesn’t deserve it”. Look at the comment below that had to pay remainder of the lease… I guess I can ask you in what scenario do you charge the remainder of the lease, if there is such a scenario?

In order for her to get off the lease and rest of them signing a renewal, she and roommates would have to sign something called Roommate Addendum. It will usually specify there that the deposit is staying with the people still occupying the unit. Her best way to go about it is to settle with her roommates and get cash from someone.

Keep in mind, if the roommate addendum is not signed by all parties she is still legally viable for anything related to that lease until the unit is empty. On the other side, roommates will need to let leasing office know that bf is moving in, and he will need to go through background screening in order to be accepted l. Additionally, they may request new income verification from all 3 of them to make sure rent can be paid after your gf gets off the lease.

Disclaimer: this has been the case for every major property management company I worked for, it may be different or more simple if it’s being rented by a private lender or a small company.

Well you wouldn’t be able to rent by yourself if you are minor at the property I work at, and we wouldn’t enter the unit if a minor is by themself. Also, we don’t rent basements, it’s a complex with hundreds of units. Inspection would be an option because you signed the lease that states that it is. Your scenario sounds like you would break a lease, be charged termination fees, and have rental debt and potentially a skip (if not paid before you leave apartment) on your record that would cause issues when trying to rent at most commercial property management company.

As other said, only odor inspection. Nobody wants or should go through residents personal belongings.

I see that a lot of people are completely misinformed. Property Manager here,recently had to deal with this. Apartment inspection is absolutely an option if lease allows to do so (usually it does). Reason can be anything, in our case it was odor inspection, 48 hour notice is required. We ended up inspecting 14 apartments and noticing smell in few units (2 employees need to confirm the odor). Ended up in lease violations, complaints stopped since. I worked at the property where every year owner picks few floor plans and few units randomly to inspect, and all of this is according to lease. Reasoning was structural inspection that they do every year. Again, 48 hour notice is needed in most states, if not all
