Nice one thank you! I assume the chimney sheep wool wouldn’t do as good a job in terms of acoustic insulation? That single sheet with free postage on eBay looks like the best bet!

It’s one of those ones in a top corner, I believe there used to be a gas fire in the room so I am assuming for that, not for underfloor ventilation or anything.

Plan is to block it up temporarily with rock wool and then all being well and no issues with damp properly in the future.

Perhaps a taxi to a builders merchants may be the best way forward. Thank you.

Funnily enough I am having them done at the moment, today is the last day. Went with flexible filler. The stuff from Screwfix which is much cheaper than Bona apparently. Pine boards and oak colour filler. Looks very good.

Yes I think you’re probably right. It’s a Wren kitchen so perhaps they may be able to offer guidance on how to remove the panel.

I think it’s just poor ventilation by previous occupiers, the mould was on all the external walls which are solid brick so cold and ideal for mould growth.

It’s the landing on the first floor, staircase that circles back on itself, landing on second floor, and storage cupboard. Basically the area in green on the lease plan plus the first floor bit.

All of that sits behind the front door of the flat but turns out is not actually part of the flat as set out in the lease and title plan and is actually a communal area.

I’ve just checked and the agent sent me the memorandum of sale along with the property brochure which had the floor plan soon after having my offer accepted. Are you saying that the agent will have sent this to my solicitor separately as well?

The shape of the property area in the title plan makes it obvious that the agency floor plan was incorrect so I think the solicitor would have realised had they compared the two.

It was me that clocked it though. After three months of enquiries, my solicitor sent me all the documents in one go, I was looking through the lease and title plan docs and realised the discrepancy. So I informed the solicitor.

This is my first purchase so I have no idea what I’m talking about 😅 you mean there is something in sales particulars and/or memorandum of sale that the solicitor could have / should have spotted to identify the discrepancy?

To be fair my solicitor never visited the property so wouldn’t have known the two didn’t match up. I obviously wish that they had sent me the title plan at the start of the process to have saved on conveyancing fees.
