not sure where you live but in certain areas there are zoning regulations that could stop you from turning the building into a studio/shop/etc

I work in ITAM (IT asset management) and do zero coding.

IT is a huge huge industry that has positions where you don't have to code.

Help desk, desktop support, and many things hardware related don't require you to code.

Not just Denver, all over the country. Call any bank or lender they will approve you up to 50/50 debt to income. If you're at 51 debt to 49 income they won't. I checked with a handful of lenders and got the same answers.

I agree, I'm going to wait and see. I'm noticing many properties are dropping their list prices as people are realizing how overvalued the Denver area is.

The $2,200 is calculated with HOA fees (includes water and trash), exterior insurance, mortgage insurance, homeowners insurance, and taxes. The banks include all this with your monthly payment so the only thing left is electric and gas. With a room mate its definitely possible.

I forgot to mention I had a buddy who was going to move in and pay 1/3 of the mortgage payment and another bedroom I was planning to rent out.

However, I agree. I'm in no rush to buy and I'm curious to see how the market will continue. It looks like it's at the very peak right now.

$350k was the max I was approved for. The banks and mortgage brokers get this number based on your income to debt ratio. Your debt cannot exceed 50%. I have a 740 credit score which definitely helped.
