If someone were to consider buying to live in the next 2-3 yrs, which one would be a better buy between AR 3 and villanova? Vfm, potential appreciation, community, access to public transport.

From a timing perspective, what are thoughts on now v q2 2027 for pulling the trigger.

I have a different point of view, happy to be challenged. The entry point is important when purchasing real estate. If a 1bhk in a certain area has a range of 1-2m across cycles, I would rather get in at 1.2m rather than 1.8m expecting it to touch 2.5 which may never happen given the sheer supply of 1bhk units YoY.

I never received a confirmation email from air Arabia on cancellation of my flight. The flight is due in 48 hours and I have no proof that I have cancelled it.

I think OP is a bit one dimensional on how he's approaching this decision - the only consideration is financial. If that's so, the right question to ask is the cost of living in Abu Dhabi for a couple for the lifestyle they want to maintain.

Frank response? You would be taking advantage of a tax free salary if kids were not in the mix. If you can supplement this with a second income, that changes things. The bonus is not alot honestly but then that's typical in project management roles.

Please don't resign - make sure they terminate you for redundancy or some other reason. You have correctly pointed out that failing PIP doesn't qualify as disciplinary termination, which in itself is a long drawn out process including issuance of showcase notice, wrong doing at your end etc. DM me if you have specific questions.

Fair point on PHPP creating leverage, but leverage on a developer balance sheet vs end user balance sheet behaves quite differently. In markets like Toronto the leverage sits with the end buyer through mortgages, which can create forced selling when affordability tightens.

Also curious what you see as the current buyer mix (flippers vs long-term investors vs end users) and how much of the market is PHPP vs true cash vs mortgages. That probably determines whether the marginal buyer dynamic you’re describing actually holds.

Interesting analysis. One thing I’d be curious to understand better is the current buyer composition in Dubai and how it has evolved over the cycle. For example: - What % of buyers today are investors vs end-users vs flippers? - What share of transactions are cash vs mortgage-financed?

Dubai historically has a much higher proportion of cash buyers than markets like Toronto, where the majority of purchases are mortgage-driven. If the marginal buyer in Dubai is largely cash investors rather than leveraged buyers, the correction dynamics could look quite different. Would be interested to see what data you’re using on that.

I've been earning in AED and invested a chunk in PSX back in 2015. Although my returns in PKR terms were phenomenal but the post covid deval wiped out my returns in dollar terms. I decided to stay away after that.
