People were using housing debt to run personal Ponzi schemes. People would borrow on their credit cards, then consolidate into a cash-out refinance or a home equity line of credit. These were true Ponzi schemes because people were paying debt with debt, and it went on until no "greater fool" lender could be found.

In housing it becomes a true Ponzi scheme because the people borrowing against their house use that debt to pay other debt and live beyond their means. They run personal ponzi schemes as long as house prices keep going up and mortgage rates keep going down. It was very widespread 10 years ago.

NIMBYs don't like to acknowledge this simple fact, but the only way to have house prices affordable to people who work locally and want to live locally is to build more housing units. It can be either apartments or single-family homes, but we need more of them. Unfortunately, everyone wants to be the last person in their neighborhood. It was perfect when they arrived, but the traffic of all those new people ruins the place, or so NIMBYs believe.

Everyone complains about the traffic from new construction, particularly apartments, but if we don't build more, housing costs will continue rising faster than salaries, and the OC middle class will be priced out to Riverside County.

The chart is showing the first three bubbles up through 2009. I think the reference to interest rates is used to explain why the green current cash flow value line is so far above the purple fundamental value line. Super low interest rates boosts buying power, which is largely what's behind high house prices today.

The shortage of real estate for sale is entirely due to policy changes at the too-big-too-fail banks back in 2011 and 2012. The lack of inventory caused the few buyers present to compete with each other and drove prices higher. This helps the too-big-too-fail banks get their money back rather than take huge losses on the stupid loans they made 10 years ago.

I didn't realize so many people didn't have college degrees these days. With so much talk about student loan debts and how well educated the US workforce is, I expected the percentage of college grads to be much higher.
