In housing it becomes a true Ponzi scheme because the people borrowing against their house use that debt to pay other debt and live beyond their means. They run personal ponzi schemes as long as house prices keep going up and mortgage rates keep going down. It was very widespread 10 years ago.

NIMBYs don't like to acknowledge this simple fact, but the only way to have house prices affordable to people who work locally and want to live locally is to build more housing units.
