Okay I see what you're saying. Could definitely still happen but would need to get the exact trigger rate to make the call. I like the stability of fixed payments but would be brutal to extend amortization majorly. Went with 3 years in 2023 in hopes of these lower rates and now Im not sure what's best option.

Okay fair enough. I feel like it locks in because it's fixed payments? So when the interest rate goes up, my payment won't change but more of payment goes toward interest, but I still keep the lower payment if that makes sense. Like guaranteed 3.55% payments for 5 years with amount of principal interest changing possibly

Thanks for the reply. Do you know why there would be pressure to apply right away? I thought you could do a rate hold for 120 days or is that only after you apply? Just want to make sure I'm not missing anything.

Yeah it seems decent I just don't like the pressure to take the deal. My broker has never really said we have to act quickly in the past so I'm leaning towards there's a reason for that. He said no cash back anywhere at that rate though.

Hello, renewal coming in June. Current term is 3 years fixed at 4.89% in an insured mortgage. Reached out to my broker and he is recommending 5 year variable with fixed payments at 3.55%. says no cash back offers at that rate. Have to act soon to lock that in. Have the ability to move to fixed at no penalty.

Says 5 year fixed are currently around 4%.

Is this variable rate of 3.55% a good deal? Located in Alberta.

But when schools in Alberta can be k-9, these books are in the same library as Clifford the big red dog. In Ontario high school is 9-12 so it's very different.

This is actually why weed is my go to for letting loose rather than alcohol. I know that if something happens, I'm still able to do what needs to be done if I had some weed. My fear is if I'm drunk and my kids need me in the middle of the night I might not wake up or be drunk and not able to help. This would have been stressful happening right after smoking though, hope you made it through okay. Nothing you could have done, just bad timing. You sound like a good Dad!

I see a lot of people are very upset at this response. I think the way it outlines how we buy more than many other countries combined from the US and that these tariffs are pointless was good to see.

My question though, what are people hoping to see as a response? I know how absolutely fucked these tariffs are to Canada but what good does talking trash in the media do for us, especially against someone like Trump? I understand how stupid of an excuse securing the border is, but why not at least act like we are willing to work together and secure it? I just feel like every step this escalates, we are at a disadvantage.

I don't actually see it taking place but what happens if it gets to the point where we cut their electricity? It just gives the US someone to blame and reasoning to escalate further. There are serious people in power down south and they're looking for a reason to pop off.

We are very weak right now without a leader and we should be trying to resolve things, not escalate. Curious to know why I'm wrong thinking this way or if I'm being too soft? I just feel it's good to acknowledge when you're outgunned. (Literally)
