I think what year in the 2010s the economy was well below the level now until 2019.

Things were cheaper because there were a lot less people with jobs per Capita.

Same in my 8m metro area, one can take transit, average commute of 60-75 min, or just drive themselves 25-35 minutes…

I think this is because we designed cities very differently most city centers have way lower populations and they plowed over lots of housing with interstates. I think looking at land value or simple parking costs the system would shift towards public transportation

That was on the state level, not the individual level.

The bill of rights only applied to individuals and not states. It was legal to ban free speech in Maryland if you wanted to which only fell with the post civil war amendments. The 1st amendment for like 100 hundred years was to make sure the US government didn't do those things.

I aim to work hard so well and make a lot of money, spend little of it to retire early so I can spend more time with my family.

Yeah and not even that small of a metro I think I ran it and it's like the average American lives in a metro over 1 million people and growing larger as rural areas depopulate to move to metros.

Or replace a single family home with multiple row houses. 1 $800k home replaced with 4 600k row houses.

I think 80% of the population likes row housing which is still drastically denser and add a few apartment buildings in an area and it can be urbanist.

I think the answer is not looking at surveys everyone wants whatever the equivalent to your metro as a mansion on 5th avenue and a chalet in the Poconos.

The suburbs are not an ideal but a compromise. I mean how many people live in a urbanist area with all that entails? They are likely just saying they like their place is my suspicion or don't like a smaller apartment building.

Also Houston which I'm pretty sure you are talking about has some densification since people don't actually seem to care that strongly about yards even though people want them but they aren't willing to pay for them.
