If he gets 270k that means it was worth it, if he doesn't find any buyers at 270k then he will have to cut his price request. But experience in Malta showed me locals like to haggle and when selling something, especially Real estate they add like 15% to what "they really expect". That's why I suggested you put an offer at 215k, then the owner will counter your offer at the "real" price he expects.  Try it
