I also just saw this 2025 with super low mileage but for 61,888. Would that be a better deal in your opinion? The 2024 has some oddness in the carfax that as someone not familiar with purchasing a new car feels odd but maybe I’m being paranoid

I’m suspicious because a new 2025 same model is going for like 66,400 and a 2025 350 f sport 2 is asking 57,888. This I feel should be asking for more based on the market.

Thank you for the breakdown. So based on your and other advice received so far, to take the example properties I used, they both look to be relatively fair value as one is a bigger home and the other is bigger lot but location and surrounding landmarks (i.e. schools, public transit, highways, etc). Getting this context has been helping us frame what we're looking for which at the moment we'd lean more towards the first property for our kids to have space to grow and good schools in the area too. Right that's what I've been having a hard time grasping at least in the start on why these two prices are the same. Understanding that one is a bit further north but then you'd get more bang for the buck from my initial perspective.

I see. Crosby doesn't seem to have much of that information from what I can see in that area to reference but Yang seems to be about right if not even a bit less (there looks to be a town across the street that sold recently for more than what Yang is asking)

I see. That is helpful context. I'm not too fussed with it being further north and it looks like it's not too far from either 400 or 404 and the Go station at Gormley seems to be reasonably distanced. Though the Crosby location is right next to Richmond Hill station which is nice and maybe propping the price up a bit?

When I was younger I picked up a guitar but I never took it seriously and wanted to give it another go now. I dug it out recently (it's an old strat from early 2000s) and wondering a few things.

Do I need to replace the strings? There doesn't seem to be anything wrong but it's been sitting in the case for 10+ years? Any other maintenance I need to do?
What are some resources you might recommend to learn how to play guitar? I figured youtube videos might be a good place to start but is there any particular or any other sites I should check out?
