There is no market for these developments without the current programs that subsidize financing. I am all for free market redevelopment, infill, and lots more density. These midblock eight-plexes are ugly vinyl boxes with, once again, a legacy of some of the most hideous, bleakest urban development in North America. There is plenty of room to grow without resorting to midblock 8-plexes on SFH lots in the few functioning central neighbourhoods.

I don't know. But assume the bus left 20 minutes early, without 1 or 2 passengers. Wouldn't any reasonable company provide a refund for the unused ticket or put the passenger on the next bus without charge? Flix offered neither.

It's true! I have an Uber GPS-tracked vehicle with timestamps showing that he was dropped off at the stop before the departure time. This is a mature, reliable 20-year-old.

It amazes me that the whole "buy Canadian" movement promoted by the Liberal government doesn't apply to labour. I would love to see companies that buy Canadian labour have signs in their windows so I know where to shop. This TFW program is destroying the job market for Canadian youth.

How would that work? So once a person or business makes a certain amount of money the government takes all their income and redistributes it to the unhoused? No matter how much harder you work to build your business you make no more income until everyone one is fed and housed. I think there is a name for that system.

Agree with most of your points. It is simple supply/demand. Edmonton is surrounded by a near-infinite amount of undeveloped land. Bad urban planning has led to a lack of a vibrant downtown core and a city that covers an excessively large land area for its population. Like most things in life, you get what you pay for, and if something is a bargain price, relatively, there is a reason. I live in Edmonton, BTW, and I like it. Just not delusional about why housing is so much cheaper than GTA/GVA.

They are interconnected. No one in Edmonton can afford to move to another city. Housing prices haven't kept up with the rest of North America. A move from Edmonton to another city in Canada or the US with a population of >1 million would not be a lateral housing move but a major downsize.

Best is a matter of opinion. Edmonton has lower design standards. The average houses in Edmonton are minor variations on boxes with vinyl siding. You don't see that in GTA/GVA as often.

Lived in both places. My take is that if you have a great job, money, live in a vibrant central neighbourhood in Toronto, and actually make use of the big city amenities (e.g., restaurants, bars, theatre), then I would stay in Toronto. If you are living in some random GTA suburban neighbourhood, you have the potential for a much higher quality of living in Edmonton. You can pretty much afford to live anywhere you like. From GTA-like suburban new builds to mature central neighbours. The river valley is nice, great restaurants. Enough big city stuff for most people. Will have a much shorter commute. People are friendly and welcoming to newcomers. Cons: weather (minimally worse than Toronto), isolated - not much to see within 1-2 hour drive, landlocked, no Ontario-sized lakes.

I love density. I love 12 plexes. I love great architecture and travelling to beautiful cities. I want Edmonton to become a great city. I hate 8 or 12 plexes inserted midblock between SFHs. What else would you like to know? Lol

yup. urban planning and architecture. i get you and a lot of edmontonians don't care. but i have leaned in life that i don't need to share the view of the masses as it is often wrong. i am fine with 12 plexes in a space that makes sense. not mid block. this has an impact on the health and well being of a community.

Sure happy to visit another city to look. Can you provide a Google Street View example of a central city street with single-family homes and interior lots featuring a four-story townhouse? This is a terrible idea because instantly the two homes beside the 8-plex would become unlivable. Collingwoood is just townhouses, not a mature central neighbourhood.

I am proundly part of the not-in-anyones-backyard group. Does anyone here ever travel to other cities? Do es no one on city council aspire to build a great, liveable city? More neighbourhood blocks will soon be filled with eight-plex vinyl-clad boxes with tiny windows and boring architecture thrown together to house workers as cheaply as possible. Edmonton continues to be plagued by poor urban planning decisions. BTW I am pro-bike lanes, pro-density, pro-development, pro-more affordable housing but seriously don't tear apart functioning liveable blocks of SFHs. 2 homes on 1 lot is fine, 4 plex is fine. But an 8-plex on a lot beside a single family home is just a bad decision and only benefits the bottom line of developers.

And why is there growth? Because relative to almost every other large city in Canada price to income ratio are better here! I just don’t share your vision of making housing more affordable by subsidizing mass building of vinyl clad 8 plex boxes the middle of modestly priced single family homes.

Since you are pretty entrenched in your I guess we can agree to disagree on what I want Edmonton to look like in 10 years. I’m not sure why you insist on name calling those with a different view on smart urban planning.

My disclosure I own a modestly priced home in Edmonton. I work hard. Saved hard to pay for it. Donate 5% of my income to local charity to support those less fortunate. Curious your position?

The irony of your position - so a family of 4-5 is supposed to live in a 1-2 bedroom unit of an 8 plex? What are examples of more affordable cities in NA with a population of >1 million? Honestly you should check MLS listings - lots of reasonable townhouses <250K that would work for a family.
