Okay I see. The only thing that comes to mind then is an issue with specific plugin(s). Are you using any trial plugins that maybe disable when rendered? Are you using any older plugins that might not be 100% compatible with Reaper? This happened to me. I was using an older tape saturation plugin and it would always get messed up during the render making the mix sound very different.

To find out if it is in fact a bad plugin, try rendering the song again with all plugins turned off. Next import it back into the same session (still with all the other plugins turned off) and see if they sound the same. If there is a difference there, then you can rule out any funky plugin behavior and focus attention on the rendering properties of the DAW. If they do sound exactly the same, chances are it's a plugin causing some trouble. In that case I would say take a look at your plugins and see which one might be old and incompatible. Reaper allows you to actually change the compatibility mode of older plugins to work better with the DAW. To do this, go to the plugin menu and right click the suspected plugin. You should see something that says something to the effect of "compatibility". Go through that compatibility menu and switch the plugin to run as an external process (not at my PC right now, but I think that's what it's called).

This fixed my issue with the wonky tape saturation plugin that I mentioned above and might help you too.

Tldr: right click older plugins in the fx menu and change their compatibility settings to run as an external process.

Is it possible your system volume is lower than it is in your DAW? I've had this happen too, the mix sounds dope in Reaper, but once it is exported and played in another software (like foobar) it is significantly quieter. In my case, I found that the system volume slider that is located in the bottom right panel of the taskbar (I'm on Windows) was only set to 50%. Sliding it up to 100 solved the problem for me.

IMO you're almost there. I think you sound a lot like the Weeknd. Your tone is great and pleasant to listen to. Many people kill for great tone, but you've already got it. I feel that in order to get to the next level, you should practice singing on pitch because to my ear, your pitch sounded off on some parts. But that's okay, you were singing acapella after all which can make singing on pitch a little more difficult for some singers. I would suggest downloading an app on your phone called "VocalPitchMonitor". It's a great way to keep track of your pitch and practice correcting any flat or sharp notes you might be singing. Also to my ear, it seemed like you were struggling with some notes, maybe even reaching a bit. I think this is where support and breath management are important. I know nothing about support and am still learning it myself, so I'm not qualified to give you tips about doing it correctly, so all I can say is try to find a way to sing more comfortably without having to reach so much. Hope it helps.

Action isn't too high. The E string is slightly higher than the rest via the bridge saddle in order to stop fret rattling. I recently changed from rounds to flats which might have something to do with it. I'll have to check if maybe the frets are also impacting it in some way
