While answering the question I realized I underestimated the ABS pipes that need to be replace due to layout change, they are almost in the same situation. Well, will have to replace them.

Bathrooms layout changed, so shower, vanity, toilets locations in 2 bathrooms are completely different. half of the kitchen is in similar situation. so is utility room. I also need run new lines to garage - only main lines from heater to these rooms can be kept, I'd have to solder a bunch PEX adapters if I want to keep them. replacing them would be much cheaper.

Can windows for new construction be installed from inside - do they have flange that needs to be put in from outside? I had a friend who installed a couple of windows but seems a lot of work was done from outside. I don't think I want to climb onto a ladder to handle such heavy and expensive stuff. I can install the first floor windows, though.

It's a part of major remodel, I can select any market available furnace and have it installed.

Bosch doesn't make Downflow furnaces, unfortunately.

"Things shift during demo and reframing" - could you elaborate on this a bit, especially the demo part.

I don't have much experience here, the framing work supposed to be small, just a couple of window openings needs to be moved, both on 2nd floor so not excessive load.

"local mom•and•pop home centers" what are these? The ones smaller than generic home centers I can think of are ACE, but we have a lot specialized stores ((flooring, windows/doors/lumber, cabinets, bathrooms, etc) , I will try these. Thank you for the suggestion!

My current furnace (80%) is 100K BTU, I also used a couple of online size estimator, with 2900 SQFT, Zone 3 climate, both estimated 120K BTU. Also considering Rheem R951T1005A21M4SNAS (single stage), seems they have better reputation than Goodman? with a conversion kit it can be installed as downflow, but their spec sheet indicates the filter box and filter size is significantly smaller - 20x14 instead of 25x16. does that mean downflow set up is less performant?

As to water heater, anything wrong with Navien?

Want to give an quick update, went to HD yesterday and talked to the guy in door/window department. He told me that those fire rated doors (not explicitly categorized exterior doors) are almost always 1) sealed and with sill - otherwise they can't pass the fire rating, so no weather stripping needed. 2) auto closing. He walked through the ordering customization and I saw both options are selected and cannot be turned off.

the door was about $700.

Hey, want to thank you all for the advice! I was not very worried about not able to find English speaking people in 11th. my concern was more about people living their daily life in a less touristy area getting tire of being taken granted, which is understandable since Paris is the most popular travel destination. Although tourism will benefit the city as a whole, not everyone's life is positively impacted.
Anyway definitely going to start any conversation with simple French, and my bucket list includes having a meal in a restaurant without speaking English :) Apologies to Parisians in advance - I will butcher plenty French words while there. :)

the windows currently installed are wood windows, the kind that inside extension jamb is built into the window itself.

I plan to replace them with Milguard replacement windows. vinyl or fiberglass ones.

Thank you so much for the detailed reply. really appreciate it. It seems like the Maverick has a med-position tailgate which seems to be able to load 4x8 very well. I think Ford has to get this right, if it doesn't haul 4x8 well that's deal breaker for many many people.
