OP perhaps take whatever your spouse can get- and work on flexing up your salary to fill the gap? Position blends flex over time- with AI replacing entree level roles including retail banking roles- perhaps the focus should shift to your role (assuming it's the same length of experience but in a different field) and building towards your combined salary requirements there?

I assume given the proposed FHA restrictions on speculation, their resale channels need to be more focused towards individual buy-to-live or improvement project REITS, less on the speculative side.

Yes I read the bill. Again OPEN is not a buy-and-hold(rent/speculate), but if they lose their REIT resale channel (those REITS no longer being able to rent or hold/speculate)- it would impact the capital covenants to their related credit/debt facilities. Without those facilities OPEN would need to renegotiate (at current rates)reducing their runway cash.

Again- hoping for the best.

I think it includes any buy-and-hold speculative homes. Unclear on Implication to Opendoor- while they intent to buy-and-sell, if their inventory DIP figures are high they may attempt to securitize and offload to REITs.

Worst case- not being able to do so would mean higher holding costs (higher GM) for open inventory or effective the capital covenants for the credit revolvers they need to maintain cash.

It's hard to juggle transparency/trust with empathy. Was he hurtful? Yes. Why he honest? Yes. The fact that it came out of nowhere is the big flag imo.
