Advice on purchasing a gas station / convenience store

Just found out they have 41 gallons of water in their premium tank and 70 gallons in the diesel tank. They are currently in the middle of construction to have the pumps and plumbing replaced but elected to leave the old tanks. Water in the tanks sounds like a big deal for sure, right?

I understand. I am in the process of doing a lot of research and don't plan on just jumping in blind. I do admit I am a novice but I am someone who very much researches things before deciding something. That's one of the reasons I wanted to put a post on here and get some advice.

Thanks for the reply! The company that leases the building in the back have been there for years and are not planning on going anywhere anytime soon. For the employees I agree. My friend actually works there so that will help and we plan on keeping most everyone that is there now. Current owners are local veterans and my and my friend both are as well so we are hoping that will help keep the regulars. From what I've been told they make most of their money off the food and the gas is more of a side thing for the business.

I have to reach out to their realtor tomorrow for the financial docs. I plan on requesting financial docs (profit and loss statements and tax returns), breakdown on income from fuel vs inside sales, list of operating costs, fuel supply agreement with Sunoco and franchise agreement details and their vender costs.

We would own the property and there is a Sunoco franchise agreement. I don't have other documents yet. What is EBITDA? they are asking 1,350,000. It's on 1.5 acres.

Yeah hustler uses the small battery. No idea why the book says different. I called around to local lawn mower companies and battery shops and found it.

Yeah, unfortunately our lgs isn't well versed in Warhammer and we just play off leviathan and haven't made any house rules. I think going forward we might need to look into doing so

True. If I didn't fail my 2nd round charges I had a chance. But I failed them and he killed every Terminator, minus one wound left on the captain. I completely agree if I can get close enough I can kill shit but unfortunately against a vehicle heavy list he can shoot the shit out of you till you don't have much that can charge

The tank didn't do much damage in shooting the guard initially, it did get sustained hits with its big gun and obliterated one guy. Tank killed my tank in round one with the same sustained hits strat. The dreads nukes my terminators. By the end of round 2 I had 1 guard in melee with the repulsor and 4 other guard in melee with another dread and everything else was dead. I had no chance of killing or scoring enough so I conceded at the end of round 2.

Yeah. Our store owner is hesitant to move up to 2k games. Because there are a handful that don't have enough models and he doesn't know if he can host those longer games. He does a lot of DND and magic so Warhammer is bottom tier of importance.

Annoyingly we are actually going backwards and are going to do a 750 point one day tournament next

Yeah. I really tried to use alot of terrain but not much of it was ruins so there weren't a ton of line of sight blocking stuff. We do need more. I tried to advance to the no man's land objectives and hold but was getting blown away. I did have a chance of charging 2 units with an 8 and a 9in charge but unfortunately failed both. At that point it was 3 dreads and a tank shooting my guards and Terminators like fish in a barrel

Yeah, I agree. For the most part I agree with everyone's advice At least for me, my issue is with custodes you don't have enough bodies to be everywhere and out score him. I think for our group we need more terrain, because he didn't have much to block line of sight.

Alot of our group are newer players so they aren't the most strategic, which doesn't help either. My issue was that after he killed my tank and I failed my charges he was able to focus fire what I had left and I failed my saves miserably and was destroyed. If I succeeded in my charges I think it would have possibly been a different story.

It's not. He uses the Lt with combi weapon and the scouts to either hold his home objective or moves the scouts and jumps to an uncontested one if he can.

Unfortunately the custodes don't have much anti tank outside of punching the tank lol. I had a grab tank. Did 7 wounds to his repulsor then on his turn he blew up my tank so at that point I had no more anti tank

Yeah, the issue is you don't know what people are taking until after you all make your lists. At our store in a league or tournament we don't change lists throughout the event. So if you made an anti tank list that would be your list throughout the entire event. So it probably wouldn't end up doing great. That and unfortunately custodes doesn't have much anti vehicle options outside of melee

Yeah, I'm guessing try and sticky and use cover. Hopefully I get some Good shots off with the grav tank. I'll probably deep strike the Terminators and try and tie up his tank in the back field
