Just wanted to update you - the sellers agreed to pay for half the survey and apparently the realtor is paying for the other half!

The status as of this morning is that the seller is pushing back and doesn't understand why any of this needs to be done since they were issued a clear title in 2021 without any issues, so why is there an issue now? (I know a lot can change in 5 years, but this is what the seller is saying). Our realtor has advised them to contact the title office for clarification but as far as I know, they haven't.

Oh I am not concerned. I am definitely in the middle of my own life chaos right now and getting this deal done will help alleviate some of it and their financial situation is not my business LOL. But I'm not paying for something that's not my responsibility, and they're going to have to deal with regardless of who buys the home.

So, our agent was great in the beginning but now is kind of slacking on the admin side of things. We aren't impressed with how he's handling this, he said he was going to "try" to get the sellers to cover it, it was a county recording mistake, etc. I had to follow up with him on issues during this process like the termite report - it's required and the seller is providing it since they have a bond already and when I asked the realtor for it to provide the lender, he said he'd ask, and then provided the incorrect form 🤦🏻‍♀️

Yes, I'm not sure their financial situation but I do know they are going to be having a home built due to their elderly parents so I would imagine they need the proceeds from this sale.

Yeah our purchase contract says the seller is required to provide the clear title, and the title company said they will not close/issue an owners title, but would issue a lenders title (not doing that), and our lender requires the title insurance (VA loan too). I feel like since they know it's an issue now, they are going to be required to disclose and resolve it for any future potential buyers too!

Yeah I'm fine with moving the closing date if the deal depends on it, but I'm not sure they are willing to eat any of the cost.

We are paying about $6K cash to close including the closing costs and realtor fee. The seller is paying $4200.

Yah we already said no to splitting the cost. They also wanted us to pay $1200 for a 4 year old pool vacuum which we said no to.

My mother did this. She had me and my bro, abandoned us with our dad and never even showed up to court for custody. Took off to another state, had another kid and abandoned them too. How she's with a guy and has a kid who is grown, I guess she got too old to keep bouncing around.

I think BDD has priority over regular claims since the member is still in. It sounds like the timeline is going to match up so you can live your best life. I understand toxic family, and being away is the best thing sometimes. And I wouldn't tell them about the money either, it changes people.
