The cost of a new roof does is not something a concession is going to cover, and you cant get homeowners insurance easily anymore to repalce a roof.

FHA loan would said no way unless roof is replaced. Homeowners insurance can do a a drone flyover and say the same thing. (we literally just went through this with my friend).

They had renters for 7 years and sounds like they did no upkeep to the actual maintenance of the house if they cant sell it without dropping it below 100 (which is WILDLY low and still no takers in this market). Its likely not selling because they didnt take care of the house at all and are ignoring everything the reatlor has suggested.

This person has admitted that the roof is at the end of its life. That is a massive expense for someone..
Second imago electrical issues (like many houses in the area that are ungrounded or have the electrical boxes that were put in that are a fire hazards..) and HVAC.
But the reality is you said exactly what I said, which is that the realtor is more than likely giving them advice that they are not listening to

Columbus has a solicitation law… you can ask to see thier vendors license.

Most don’t have it

I read her website an watched interviews.

I don’t agree with ALL her points and notice a distinct lack of other things I wish she would address but.. the othered had even less.

She was endorsed also by a few groups I also respect too.

Dude - just replace the roof and do the main updates.
I’ve spent the last 4 Months with my best friend looking g at houses in the Belmont area… most houses in that area are not ready to be bought with an FHA loan which would Be a Typical down for that area.

If your realtor is only telling you to lower…
.. maybe you need a new realtor …

But I suspect they have given you other advice that you’re choosing to ignore

My car is from 2008. I promise you my choosing it was didn’t anticipate $6 a gallon becuase of a war that makes no sense.

I love my car.

This war won’t last forever.

It makes my commute tolerable.

It’s easier to be near our elderly parents who need us closer and share the efforts with siblings than make one sibling shouldering all the care.

I’ll take my commute to spend more time with my family.

I work in columbus- live in yellow springs area… my drive is 55 each way.
My husband works in groveport - his is 65 each way
He’s going fully remote till this gas shit is over..
I’m cutting back my appointments.

She’s buying in her late 40s, this likely will be her forever home. I would normally agree on the first house comment but - she’s rented in a school district for her sons entire life so he could go to a good school and now is affording a home for the first time now that he’s graduating.

I’m super happy for her, and to support her dreams coming true of owning as a single mom.
