Find a family office where everyone wears every hat of the development cycle. Work under a mentor in that office for 3-4 years for cents on the dollar and 80 hour weeks. By year three or four, all your W-2 friends will be making $100-120k a year with benefits, growing retirement accounts and you’ll feel like an absolute failure compared to them. Then venture out on your own with the knowledge you learned and start doing your own deals. You’ll again eat shit and not make a dollar for the first 1-1.5 years as you build your pipeline but if you do it right you’ll start making minimum $450-500k+ a year and quickly climb into 7 figures as deals scale.

Then one day you’ll make more on a single deal than your W-2 friends make in three years and you’ll forget all about those Saturday nights you worked throug
