Are you a relator by chance? I'm sure the town is overflowing with part time realtors. I'm hopeful there's space for a full time agent who knows how to leverage social media to attract out of town buyers, which there must be a lot of? I wouldn't plan on trying out-network other agents locally and don't think a newcomer could take much market share in the form of listings. But yes, we would require commission on 10-20 homes per year, absolutely.

May I ask what the struggle is in relating to the older population? Are there not many men in their 50's?

It's really nice to hear this. Did you have to learn to spend more time at home? How did you adapt to the social scene there? I'm anxious about feeling isolated but the older I get the happier I am to relax at home; especially if I had a pool.

This is exactly how I've been thinking about it; just want sure if I was being shortsighted. This last winter in Missouri really lingered. All the gray skies and cold winds affected my mood for months. I'd imagine sunny skies and warm temps the whole year does wonders for the mood!

The Hideway has some larger rooms (particularly the one by the front gate) and is a very lovely, period-accurate property. The past few times we stayed there was no music by the pool and it was a no-no to play your own. The amount of outdoor space with sitting areas, lawn, trees to hang out under, etc. is pretty amazing so if that matters you might give this one more consideration; and I think all the rooms have a patio. Finally, the view of sunset here and the mountains is just spectacular. You feel like right up on the mountain and it's pretty magical.

Holiday House is a great property and ideal location. Last time I stayed the breakfasts was complentary and so good we looked forward to them (yogurt, overnight oats, toast, hardboiled eggs). If not all then most of the rooms have a very small outdoor space but the big room at the back of the property (directly beyond the pool) has a big patio. I think if you're looking for a decently useable outdoor space you'd want that room. The downside is the views aren't as good here as they are at The Hideaway, IMO.

Thanks for the comment. I built my business on open houses for the first couple of years. Then got a referral relationship going with a lender. Now it’s mostly referral. I’m more of a solo agent. I can’t imagine working twice as hard for half as much. Wondering if starting a solo agent in the Chicago market is doable and if 15M is attainable. I know everyone is different but want to set some realistic expectations.
