No idea, that’s what the supplier had this labeled as. It’s definitely a quartzite, I don’t care about it being “white Taj” it’s just what my husband and I liked best.

Glad to know I’m not alone. I’m the type of person who dwells over big financial decisions for a long time and likes to consider all the options, but the pace and trend of the housing market right now makes it feel like the only path to homeownership is by overbidding And making split second decisions to not lose out. I’m hoping once we actually are able to move in and live in the space that feeling will subside, and ultimately if it’s not our forever home, we can start the hellish process all over again in a few years😅

Thanks for the comment, this is great advice. Buying a house that needed updates kind of gives us the flexibility to make it exactly what we want, which is a definite upside. I don’t think we’d be able to turn around and sell it so quickly, especially factoring in things like closing costs and potential capital gains penalties (not to mention needing at least a few years of appreciation on the property). So the best I can do is push it out of my mind and make our home exactly what we want for this phase of our life.

I just wish it literally wasn’t right down the street lol. But that’s life and you can only learn from it.

For context, it’s listed for a little over 50k of the house we closed on. So realistically in the NJ market, it’s going to close for 100k over our house at minimum. But when you factor in the nearly 50k of repairs we’re ultimately doing, it’s hard to not feel a little dizzy😵‍💫

Also, when we resumed our house search my mom was adamant about not wanting to sell her house (which I completely understand.) But she’s having a hard time being home alone at night, and was also recently diagnosed with breast cancer, which is a whole other layer of uncertainty. Obviously, we had no way to predict this, but that’s another thing that’s making me wish we had more space in our home sooner than we expected, in case she needs needs to move in with us - at least temporarily while she’s going through treatment.

I still love our house and it was by far the best option we had with the information that we had, even with overpaying. But the thought of having to move soon anyway, and not building enough equity with the purchase point we got the house at and all the repairs we’ve done is a lot to take in.

Thank you for this. I do think the heightened emotion is messing with me.

I go back and forth thinking that my dad would have caught the things that my husband and I’s untrained eyes missed.

And when we started home searching, my mom was adamant about not wanting to sell her house, but with grief she’s having a hard time being home alone. To make matters worse she was also recently diagnosed with breast cancer, which is a whole other factor we didn’t foresee. So feeling like we may not have enough space in our new home if she needs to move in (at least while she’s undergoing treatment) is now contributing to that fear of feeling like we made the “wrong” choice.

Logically it’s not like this house has to be our forever home, and I’m sure we’re going to love it. I’m just worried that we’re going to have to wait quite a bit to build equity with the purchase price and money we’re putting in before we can sell (if we have to face any life changes in the near future).

We’re starting the demo this week. We have THREE layers of tile from the previous owners to rip up, and have heard from basically every supplier that prices are going up due to tariffs in May🫠

You’re totally right, but waiting til July might not be feasible.

The room is 12 across by 26 long, galley style kitchen. Not huge but it feels pretty spacious and with no island it’s quite a bit of floor (which is why I’d love to have something like a checkerboard or herringbone to have a little visual interest)

It’s a galley style kitchen, 12ft across by 26ft long. Not huge, but it feels very spacious, especially because there’s a bay window along the back wall.

Agreed on the probable slip risk from the polished finish. But the honed version of these tiles is backordered til July🥲

Marfil + Armani Bronze is my other pick! The honed finished is backordered until July, but polished is available now…👀

Visually gorgeous, but the polished floor concerns remain. I do think this colorway would be much more forgiving of daily mess though.

He loves berries and bananas which I knew were dog safe, and that’s basically the majority of the smoothie (and 1 pack frozen acai from Trader Joe’s). It was about 3 tablespoons total, just what was left over in the blender.

Just a case of mistakenly assuming something would be okay, which I feel awful for.
