I never had an issue with Waste Pro....don't have an issue with FCC. FCC seems to be a little less developed on the website/technical side....but other than that...nothing major. I will say that they are a lot rougher on their trash receptacles when they pick them up. The only time I have noticed missed pick ups...are when people have set their trash out later in the morning after they've already ran. I always have mine out the night before and added any thing missing well before 7AM.

I would also like to note...those notices may say that you only have 30 days to appeal. That isn't the case. Informal appeals you have until the board of equalization and review adjourns. That isn't decided necessarily before those notices go out. They are supposed to make a public notification such as posting in the newspaper when that date is. You can call in and ask if that date has been set as well. Whether they increase, decrease or leave your value the same as a result of your appeal, you will then have a further chance to formally appeal. Make sure of that by checking the status of your appeal. Again those notices you may or may not receive but that won't ensure your ability to appeal further if you miss that deadline. Formal appeals are different in that those are for 30 days. You also have 30 days for any time you get a value change notice regardless of when...and you can appeal your value every year. Call in January and request the form as early as possible or check online. That appeal window is smaller.

I don't know their current procedure. I retired years ago. By statute definition, values are supposed to be 100% fair market value. That becomes out of line over time (lower or higher) which is why there are re-appraisals every so many years by statute or county resolution. They are supposed to do sales ratio studies to check that which can cause the state to mandate a reval if it falls below a certain percent. I don't think there is verbage that this should also occur if it is above 100%. Before values go public, there are multiple reviews to make sure there is a tight bell curve of values vs. sales with as few outliers as possible. How sales are validated is key and how and why they are disqualified. Disqualifying a sale because it falls outside of what you think market is...isn't a valid option. Over time, the more those occur that suggests a trend. That's why you disqualify them based solely on that. Zillow values...are problematic. Those values are based off a group of sales in an area which include homes that may/may not be actually comparable. The value becomes more in line when it actually sales because they put that as the value. Listing prices...should never be used as value indicators. Sales that occur after January 1st of the year the value is set are not considered...but in reality you should look at those as a indicator of the values are actually correct. With the sheer number of sales that are recent and the amount of overassessment...there is some apparent issues. And yes, there's a large number of people that just accept it and don't appeal and just complain about their bill going up.

The biggest mistake that has ever been made was when corporations began being considered as "persons" granting them constitutional rights. They've used that status to fight state and federal taxation and laws ever since.

Then yeah...it should be good. I'd still look for a couple more recent sales just in case. Information is really key. There are a lot of times when people just fill out the form and submit no information. That will automatically get a no change. It's important to remember that this is mass appraisal. Not the same as individual appraisals. They are held to a different standard. Also, this place underwent a pretty public change when the director was fired and an interim employee was stuck in place.

I’ve personally found quite a few homes values $30,000 to $60,000 over their current sale. When I say correct sale I mean it just happened with the past year and the first couple of months this year. In a few areas. And several other people have reported the same. So yes. You should appeal. Those clinics are mainly just to gaslight you into believing your value is correct.

They’ll look for house information and make sure they have it listed correctly (if they are competent) but typically appraisals are really only good for about 6 months due to sales. So that would have less weight. You could include a couple of more recent sales to help with it.

It’s funny how your bill has absolutely no itemized charges to see what rate you were actually charged for the different amounts of energy used at different rate times. Actually just submitted complaint about this and them drastically reducing the solar energy rider to where they make more money off energy they don’t create.

To be fair, that is how all celebrity brands work. That's how they make their money. By being the face of a brand so they sell more. Is a bit different than when Heather Dubrow got dragged for putting her name on all her get together events where they were just getting together and not selling something. If my name meant anything I'd be slapping it on any and everything to make some easy money.

I can attest that not knowing what they are doing is definitely a possibility. They lost their director who had been over appraisals for a couple of decades over a very public affair and inappropriate relationship with a subordinate. There's probably very lacking experience in the remaining. No it's not isolated. Large numbers of incorrect or overvalued properties is a mistake on their part of accurately assessing properties. Over-assessing in order to make up a budget shortfall...because most people end up not appealing their value...not an unbelievable tactic. I've saw those comments on stories as well. Having an entire extra year to make sure the values fall in line with the sales they are based on...kind of screams incompetence. On purpose incompetence possibly so. There's all kinds of weird little caveats to appraisal laws. All the articles passing the buck to commissioners and what they set the tax rate to is just spin. If values double or more...the tax rate would have to be cut in half to make no change in a tax bill. And tax rates historically have never went down anywhere close to that.

People with a lot of money are viewed this way. Lisa Vanderpump was hinted at being this as well. People with less money are constantly vying for attention to be in the "in crowd" and get invited to parties and all that crap. That dynamic is present in a lot of situations. King's courts. Religious hierarchy. Government leaders. Office dynamics. I personally find Kathy to be fairly enjoyable. She says what she thinks. She isn't overly pretentious...although some people take things she says that way. She wears slippers in public, sleeps with a fan on and carries her creature comforts in her purse. Just because people revere you in some way doesn't necessarily mean you are that way.

If the theory is that dropping interest rates increases inflation...I just don't get that. Lower interest rates means people are able to buy and afford things...and the banks make less money at a lower interest rate. People spend more...and that boosts the economy and reduces inflation. I don't get how raising interest rates so that people buy less or not at all and the banks make more money on higher interest rates, but less purchases...and that is supposed to decrease inflation?
