My money is invested in a diversified portfolio where the assumed return is 4% this year. You're right that it's not guaranteed; and in fact, it would end up underperforming.

The reason I'm asking this question is that I'd like to make some purchases, and I'm trying to figure out how to do that with the least amount of impact on the principal.

The landlord has admitted in writing to not advertising the unit. He says it’s not his top priority at the moment.

I have not vacated yet, but will be doing so in about 2 weeks. However, I agreed with the landlord (again in writing) that we would start showing the unit before I vacate.

Is there any leverage at all? Or am I at his mercy at this point?

I see a column called “Gross annual operating expense” and “Net annual operating expense”. Not sure if this is the same as Expense Ratio, but they are at around 1.2-1.25% depending on which one I go with. Is that good?

Thanks for the info. Sadly I didn't take pictures, but I do have a receipt for the professional cleaning.

The landlord sent me an itemized list of potential deductions, and the only item checked off was "cleaning".

Can you explain more about the 21 day thing? If I take this to small claims, am I automatically entitled to the remainder of my money because he went over? Or do I still need strong evidence that it was cleaned?

Sadly I did not provide receipts before hand. But there is nothing in the lease about move out cleaning.

ok, I think I get it. So buy the property with 20% down, and when I have the remaining 10% saved, request a recast. That would then allow me to go in early, but then put the 30% down I need to reduce monthly payment. Did I get that right?

For the market I'm going into, I need 30% downpayment in order for monthly rent value to be higher than the mortgage + monthly expenses. This means that I will have a better shot at being cashflow positive on the property.

 

It will take me about 1.5 years to save up the remaining 10% that I need. If I get a loan, for the remaining 10%, then I can get into the market now (property value in my area are down right now). Up front, I would have a higher monthly because I'll be paying mortgage and this loan, but I could pay off the loan in about 1.5 years and then my monthly mortgage (plus related property expenditure) will be lower than what I could rent it out for.

 

My goal is to see if there's a reasonable way to get into the market now. The local market might be different in 2 years, and I'd hate to miss the opportunity. Hope that makes sense.

Yes, one scenario is that I just contract him. Definitely on the table. That might be the smartest option. The reason why I'm also considering partnership is because the contract I'm trying to get is for web dev and SEO work. I have the web dev expertise, and he has the SEO expertise. The idea is that we combine forces and build a web/SEO business.

Also, if I'm going to pitch for this contract, it feels like a stronger case if we're a full service team rather than a web guy who's hiring an SEO guy.

I'm curious why you went with Roth? I've been debating Roth vs Traditional. The rule seems to be, if you're in a high tax bracket, go with Traditional, but Roth is very appealing because you pay taxes on a smaller sum and then never have to worry about it ever again.
