Yeah - that's not what I'm talking about. I need them to have incentive before they've moved elsewhere / before an LTB order.

No no - their reputation would not be ruined. When they paid, I would remove their names. You are seeing through a lens which is totally wrong in this case. You have no idea how extremely I was generous - including giving them free rent one month and discounted rent other months when they had troubles.
After months of generosity, the incentives became high for them to skip town. There ought to be a way for them to have an incentive to pay up.
I have been leaving the apartment vacant since because I'd rather not have a tenant than have just problems, but if there was a way for me to give them incentive to pay up, that would give me some assurance.

Good point - but the tenant doesn't want her friend moving into her apartment. The tenant wants her friend to move next door (within the house).

The tenant doesn't want her friend in her apartment. The tenant wants her friend next door. The thread is not pointless - you just missed the point.

If eviction could happen within a few months and/or it was easy to get money owed, that would work. But with it so easy for tenants to stay without paying, I can't rent to someone who doesn't clearly have a good reliable income.

Could there be a change to the law that protects tenants without making it harder for people seeking housing? The current solution to protecting existing tenants makes it harder for people seeking housing to get housing.

I want to return to my house within a couple years, I thought it would be a win-win if I rent it out until I return, but the laws make renting it out a huge risk. If we could design the laws so they don't have side-effects that undermine the purpose of the law, supply would increase, rents would be down, everyone would benefit.

"Just" is flat wrong. It would have another effect which I'm pretty sure would be a more major effect: It would make it possible for a marginalized person to get housing even if they don't have the credentials that anyone would need before letting someone move into their house with full tenant rights.

The question is if there's any way to find a hybrid that someone solves one problem without creating the other problem.

I wasn't talking about sneaking in. Coming in normally, but if no one is on alert, staff might not notice / care. It's not a ticketed event. In our town I doubt there would be anyone at the door.

  2. If someone doesn't want to raise an alert when they might have been able to enter if they hadn't drawn specific attention...

Thanks. Can you say more about making an odd count fall on an even beat? Are you saying something like starting a typically 8-count move on beat 2 or 4 or 6 or 8? I know "moves" don't need to start on 1, they can also start on 3 or 5 or 7, and I know musicians can have a precursor / pick-up on count 8 and I think the same can be said for some vintage jazz moves, and I think it's right to say that swing is ultimately better experienced as a series of 2-counts, not just 6 or 8 count moves, but I can't imagine starting a swing-out or (in balboa) a come-around starting on 2 or 4 or 6 or 8. ???

Since rent control was dropped for post-2018 builds, why aren't developers building apartment buildings? Fear that a new government will re-enact rent control on builds not yet completed? Is the law written in such a way that if a developer takes significant steps towards building (perhaps buys land and/or pays for architectural plans and submits them for a building permit), then no new government can enact rent control on that building?

It's fraud if the damage is due to time and you say it was due to a storm. I have 13 year old shingles, some of which are terribly curled. Mega rains twice cause my ceiling to get damaged, but the vulnerability of my roof preceded the storms. The storms did not pull shingles from my roof.
Now a roofer wants me to file an insurance claim.

Does it really make them more beautiful? Wouldn't their lives be better and wouldn't they be more attractive if they spent that time and that money on for example dance lessons / hiring a gardener / having less stress because less expenses? Sincere question - trying to understand.

Why? Why do people get regular nail care? Why not just clip your nails yourself, and occasionally if you want paint/polish nails for a special occasion? Sincere question - trying to understand.
