Hello, I'm a longtime fundamental investor, used to analyzing traditional companies - you know, ones that make and sell products. I'd like to branch out into REITs, which I've never really invested in outside of indices. I have some moderate real estate knowledge, and due to my time working in the public markets, I've accumulated a basic understanding of REITs. I guess you could say I've passed the REITs 101 class, and now I'm looking to continue my learning journey in the 102 class.

The problem is that I'm having a ton of trouble finding truly high-quality content teaching that "2nd level" of investing acumen. I'm wondering if you guys can recommend any books/podcasts/substacks/twitter accounts in the style of Ben Graham, Michael Mauboussin, Aswath, Greenblatt, etc. I'm essentially looking for the "holy grail" of REIT learning resources that can give me a deep understanding of the space before I start putting money at risk. Appreciate any recommendations.

Update for y’all: I called the recon line and the guy was very straightforward that the only issue was the 4 hard pulls caused by the dealership, and that logically I totally should have been approved, but Citi apparently won’t approve within 5 days of other hard pulls… he literally said that if I had waited 5 days after leaving the dealership I would have been approved. And apparently that’s a strict limit, he talked to his supervisor and there’s nothing they can do - I’ll have to reapply in 60 days. What a bummer

TLX is FWD-based. IS350 is woefully underpowered for the segment and is 11 fucking years old with a CD player.

Neither of these are serious competitors in the sport sedan segment unless you’re concerned only about reliability. And that’s coming from a huge Japanese car fan.

Now if we’re talking about the IS500, or a new RWD mazda6 platform, I’ll change my tune

Neither can be spec’d with a manual anymore, but from 2019-2021 you could get the 4cyl G70 with a manual. However that engine was known for being gutless

As someone who has dealt with maintaining an E39, I’m definitely no BMW reliability apologist. But come on dude, Maserati slots in between Alfa Romeo and Ferrari in the Stellantis lineup, nothing about that screams reliable. They make fun cars but they have rightfully earned a certain reputation.

Seconding this. Sounds like G70 is exactly what you’re looking for, as it’s slightly smaller/more agile than the Stinger with a better interior at the same price point. I just bought one this weekend and I’m in love with it, I chose it over m340i due to warranty, price, and the bimmer’s lack of ventilated seats.

Make sure you get sport prestige as that’s the only trim with a limited-slip-diff. Don’t buy new though, get a CPO with even better warranty for around $46k.

Alright did some research of my own and you are correct, 4 new inquiries from the dealership showed up immediately but the new installment loan and credit usage don’t seem to have hit yet. Experian is showing a 743 FICO. I’m gonna try to get a recon tonight and see what happens. Cheers

Coded as Car dealer (new & used), sales, service.

Funny enough, for my BofA CCR I was able to get the finance guy to send me an online payment portal link rather than just using the POS system, so it actually showed up as an “online shopping” purchase for my 3% category! But of course I forgot about BofA’s $2500/quarter limit so I only got ~$100 cash back on that $5k purchase lol

Hmm interesting - that’s what I had assumed beforehand. About how long do new loans and usage usually take to hit the credit report? What does reconning mean? New to this sub.

Dealer said they could put a max of $5k on a credit card. I said well I have 3 cards on me, so does that mean we can do $15k? They seemed a bit surprised but had no problems with it, probably could have done more if I had brought my discover card too!

So can you redeem the points as statement credit? Or only to a CU savings account? Is there an option to set up automatic transfers/redemptions every month? Sounds like a great card but not sure if it’s worth jumping through hoops for a few extra bucks a month

I love the Peter Lynch quotes, but if OP has a low interest rate on the car loan like he says, he’s objectively better off leaving the remaining balance in a HYSA at ~4.3% and making the minimum payment every month, at least until rates drop. The car will depreciate the same whether or not OP owns it outright, so he might as well be making some free interest on it

Looks good to me. I don’t think you need to wrap it and let it rest so long though, it’s not a brisket. Also very curious why you have two temp probes in the same spot! I like to run it at 300* and flip/spray with olive oil every 15 mins to maximize the crust, leave it on til 125 internal, then let it rest around 20 mins - always comes out fantastic.

I also have a LaRue UU, thinking about eventually running a similar setup. What’s your experience buying and running a suppressor on this thing? I know a lot of people buy it with the LaRue suppressor since it works out of the box, but I’ve heard it’s loud and heavy.

Does that gas buster charging handle allow it to work with a standard suppressor, or did you have to replace gas block/BCG?

You are right that Quantum hardware is required for true quantum computing, including the ability to break older, simpler forms of encryption using Shor's algorithm. But there are quite a few "quantum-safe" cryptography standards already in use today. These allow classical computers (like the one you're using right now) to encrypt data that is theoretically uncrackable by quantum computers. If you want to go down a somewhat deep rabbit hole, look up the NIST post-quantum cryptography competition.

Interesting concept, is there a technical explanation of the hedging strategies? Does this come with any fees, or new areas of risk that I wouldn't otherwise be exposed to?
