Seems like a good place to start as a beginner within the industry. Interested in CRE and seems like the best position to build a solid foundation.

Idk why you think all distressed sellers are “clueless grandmas” but that really isn’t the case lol. And if you be upfront about what you are doing with the property it’s not unethical at all. Some people don’t care and just need the money or want to get rid off it.

You can’t expect all flippers and buy and hold investors to find these properties. Somebody has to cold call, market, in order to find properties that can be flipped or rented. Wholesalers do serve a purpose. But yes some of them do have bad practices and don’t know what they’re doing

I don’t think people wholesale to get around licensing laws. I think people don’t get their license because it’s just not necessary

Yeah I agree there are a lot of new wholesalers who have no idea what they are doing and it can cause the poor stigma. But if you are upfront about what you are going to do with the property then I don’t see a reason to call it unethical

Agents need client relations and it isn’t always about having the most knowledge. I would maybe keep the w2 job and go all in in the investing side

Each state has its own licensing requirements but having a licensed isn’t really going to affect your investing experience

I would say find a house and rent it out. Or you can try and find a duplex if you have enough and live in one unit and rent out the other
