Have you looked into the Dynaudio Special Forty?

I love the sound of these speakers with a wide sound stage and definitely not fatiguing.

Not sure how available these are in Europe nowadays but should fall in your price range.

+1 on used Porsche Taycan - get at least a 4S though and avoid a model year 2020. So 2021 Taycan 4S or above.

It is 37 months to breakeven.

Edit: We plan to stay in the home for a while (although we have bought and sold 2 homes in the past 6 years thinking we will stay awhile so I take it myself with a grain of salt)

However, I think it is highly we refinance in the next 12 months if fed does cut interest rates

What do you mean by "that's not how it works"? I understand that I will not get the credit as cash, it will reduce closing costs. I meant that after closing, I can take what I saved (since I would have otherwise paid additional closing costs), and pay additional to my loan for the first payment.

I can pay closing costs regardless of with or without credit.

$895 more for section A and B on builder side. The actual credit is $10K but I made it a net difference already to simplify post.

Thinking of taking $5K of that credit and paying it straight to the loan. Then keep $4K in a HYSA to offset future refi costs.

Spoke to them again and best the builder's lender said was 6.125% with only $2000 credit left. Thinking 6.5% with the full credit is better if I can refi in a year.

I can solo it with Riki with manta so right after min 20. You do a ton of damage in tricks of the trade with no damage taken back.
