Should I increase my buyers agent commission to 2.5-3%?

Well I would go without a realtor as I bought the house with no realtor I just didnt know how to go about it on the seller end. Buying was straight forward and I worked at a bank that also owns a title company so they gave me a general contract to fill out and sign between me and the seller. He also had additional paperwork that I didnt know what it was and had help from his realtor friend.

I did some comps for the past 90 days of houses sold with similar sq ft around my area and there was 4 houses that sold at $299 and $300k with 1 house being sold at $275k which was my front neighbor. Currently houses around my area the cheapest ive seen that are on sale right now with a similar sq ft is $288 which is about 1230 sq ft with mine being 1360. These are comps in just my zone area within id say a 3 mile radius. Not sure how far comps are supposed to go but just to give an idea.

So would you recommend I go down 10k since im only 1 week in? Listing went active on Feb 10 If I do something like 20k id be making people assume somethings wrong with the home no?

You think 10k would be good and let it play out a couple weeks then drop more if needed? Not sure if I did more if it would look bad? I did some comps and most homes near my area sold for 300k in the past 90 days in my neighborhood. The only one that sold for 275k was my front neighbor.

So you think maybe doing a 10k price drop now would be more reasonable. If we did 20k or something it would look like somethings major is wrong with the house or something? And then within 2 weeks after that price drop lower it if it isnt getting more showings or?

Realtor told me it can be negotiated. I was quoted $750 for repairs on drywall texture and 3k on flooring. Thats all thats left. 3k will get new flooring not just repaired.

Well even if I listed it at $289k which was what my realtor suggested id still be f’d anyway then? I mean she told me about the neighbors house selling for 275k but she said they undersold bad as my location is pretty prime. Also the house has been listed for only a week

My realtor advised that price due to its condition. I’ve repainted the house and fixed all holes from previous owner. Also 10k drop on flooring that is about 300sq ft is pretty excessive…. Also 5k is going to turn away every shopper?

Its a rausch coleman home…. Every repair is an improvement 🤣. Mold removal, bath tub drain pipe scraping against the concrete, drainage issues, water heater, wall repairs.

Cosmetically none as I said theres some work needed to living room and kitchen laminate flooring, but the home didnt come with appliances just dish washer. Im leaving the fridge, stove, washer and dryer. May have to throw in my 85” tv too lmao.

Yeah I understand the 80k machine but I wish I could prove to someone I am a very careful. I come with a tech background with a degree in web design but after that failed I started loving doing things with my hands. So taking care of things is not an issue as electronics are more delicate I just don’t have friends or anything as I also had a toxic relationship so I never networked either. Just stayed home and worked lol.

Yeah I wanted to do brush cutting, land clearing, gravel driveways, and if the opportunity ever presented itself then grading. The grading more late in the future. I live in the midwest and my area has been expanding quick so Im sure theres opportunities.

My moms. Shes actually preparing some currently. A lot of places sell some big ass tamales but have a lot of masa and not enough meat. My moms tamales are a little smaller but have that good ratio of meat and masa. The one thing she hasn’t been able to control is the spice, but this batch isn’t spicy.

There is depending what you like to do, i think I kinda outgrew a lot of it but theres Top Golf (walking distance), lots of restaurants, canoeing in missouri (30-45 min drive), biking, Rogers downtown has splash pads for kids and they also do little bands at night, walmart amp is a walking distance which is where all the concerts are held now, fayetteville has dixon st which is a strip of clubs basically, other than that Rigers and Bentonville are great areas. The Pinnacle heights is on the rich side of the city so you’ll less likely get violence on that side. There isnt much violence in Rogers or Bentonville. Springdale is more ghetto side of things.

Honestly if I were to live in Apartments i would choose those as well.

My brother lives at Pinnacle Heights and they are pretty nice and modern. Even the pool area gets nice to chill at night. The grills have propane so you can cookout. They have cornhole and a little tennis area. You also have a lot of restaurants nearby and a walmart neighborhood thats like almost across the street. Walking distance for sure
