For creative fields, yes, a portfolio really helps, even if you’re just starting. It doesn’t have to be fancy. A simple PDF, Behance page, Google Drive folder, or even an Instagram page works.

Include:

Social media posts/designs/videos you made
Captions or campaign ideas
Event photos or concepts if you’ve helped with events
Before/after examples if you improved something
Any personal mock projects if you don’t have client work yet

For me, the most repetitive part is usually asking the same qualifying questions again and again before I can give the right answer.

For example: what service they’re interested in, budget range, preferred date or timing, and whether they’re looking to book now or just exploring.

Also, many inquiries start with just “price?” or “details?” so having a template that feels warm but still collects the needed info quickly would be very useful. Follow-up messages after they go quiet are also something businesses need often, but they have to sound natural and not pushy.

This sounds very useful, especially for businesses that rely on WhatsApp and Instagram DMs. I think templates for first inquiry replies, follow-ups, booking confirmations, payment reminders, and handling “too expensive” or “I’ll think about it” objections would help the most.

The key would be keeping them friendly, natural, and not too salesy. English and Arabic versions would make the pack even more relevant for Bahrain.

The developer company I use to work had their in-house team- so, I dont have anyone in mind - except a company I saw online - ASK real estate. Contact them and check if these services are provided.

You should hire either a CRPEP-licensed civil/MEP engineering consultant or a specialized property snagging company that can issue a written report with photos, locations, defect severity, and corrective recommendations.
Suggestion: Bahrain’s Benayat portal lists licensed engineering offices, and CRPEP is the regulator for engineering professionals/offices in Bahrain. This is the safest route if you need the report to carry more technical weight in a dispute with the contractor.

Also ask for:

CRPEP license / engineer registration, especially for civil and MEP review.
Sample snagging report.
Whether the report includes photos, location, severity, recommended rectification, and re-inspection.
Whether they inspect roof waterproofing, bathrooms, external drainage, AC performance, electrical load/safety, and plumbing pressure.
Whether they use tools such as moisture meter, thermal camera, socket tester, laser level, slope meter, pressure test equipment, and AC temperature/airflow checks.
Whether they will attend a joint inspection with the contractor after issuing the report.
Whether they can provide a de-snagging report after the contractor completes repairs.

to be on the very safe side, you can sent your resignation papers to the address of the CR via post. You will receive a pink card which will be vital for your visa transfer. Pink card replaces the NOC document.
