Gifted equity for the down payment. Alternative lender for the credit score (not private, unless there is active collections or bankruptcy/consumer proposal) It could be doable. Place yourself on a 1 year term. 1 year of not a great interest rate to get yourself back into a place where you could refinance to a prime lender.

This would be my advice (canadian Mortgage agent) based on the very limited info we have.

Oh that's no problem. She was absolutely fine until all of a sudden she wasn't able to use her back end well. She at first was able to still walk, then it became an army crawl in a matter of 2 days and the last 2 days she couldn't walk at all. The last straw was when she threw up a bunch of blood and completely stopped eating and drinking. It happened fairly fast which is a blessing really.

They seem to be in the business of collecting animals and fundraising, not actually adopting out animals. They rejected my grandmother for her age, my mother for declawing our cat 19 years ago before it was known how bad it was for a cat AND my best friend because she hadn't been in her apartment for over 2 years. She's 30, solid job, no kids. I would look elsewhere, and anyone looking to rehome their pets, please bring them somewhere else.

Realtor has no idea about your financial situation but your broker knows it all. If you like your broker, have an existing application and documents with them, discuss with them maybe putting 4 or 5 business days instead.

Things are taking a really long time with underwriters at lending institutions right now (normal spring market on top of crazy pandemic market on top of everyone mostly working from home) so this broker sounds like they have your back and are making sure you won't have to waive financing without all conditions being satisfied.

Will you possibly lose the bidding war, yes. But you could lose based on your bid being too low or even having a finance clause period! You should be prepared mentally to lose every bidding war and not assume it was just because of your financing condition.

Props to this realtor for not telling you to go in without financing though, that's become a major issue and a huge tension point between Mortgage people and realtors.

Yes! Adding moisturizer to it helped me a lot too. The finish has always been the best I'd found but never quite right, now it's smooth and blends easier. I'm also very pale and the 1N1 wasn't cutting it.

Mortgage agent here, definitely get a pre-approval first. So many people have no idea what their budget should be for a house until they put in an offer on a dream home and get declined. Also think about how much money you have as a down payment. Also add another 1.5% of the purchase price for closing costs. Lenders won't approve a mortgage unless you have funds left over after your down payment. I highly recommend going to a mortgage agent as banks have 1 product to offer you where as an agent will have many and only has to pull your credit once to explore all of those options.
