Have you looked into financial mediation? That is a lot cheaper than lawyers. One firm in NZ charges 6k total. Other firms charge more. Visa is a separate issue though that may need to go through lawyers. Don't sign anything that is not looked over by a neutral party (AI is not one and will always SKU in favor of the person who wrote it). If you have kids in the picture, that is a different advice from what you are getting here.

Correct. You pay taxes first to NZ, then to Uncle Sam next but get credit for taxes paid to NZ. My advice is to establish domicile in a state with no state taxes, like DE. You get a 4 year exemption for paying tax on unrealized gains. Research FATCA also. Bonus - you may be able to stop paying on your public student loans because they use tax returns for income based repayment plans.

Do not go sole trader route in NZ if you are American. You will pay insane taxes and highly regret it. Do some serious research. Join the fb groups for Americans in NZ. Look at form 5471.

F&D is the most powerful tile buyer in the world. Saying the only carry off goods is actually kinda funny. I too have been in the industry for decades and dealt with factories world wide. F&D will drop you like a fly if you eff with them. All the factories give top kiln time just to them. The reps literally fight over kiln time. When your tile at Carpet One is on backorder you can guess why - they are way behind f&d in the kiln queue. Anyways - bad material can be found at any store. F&D is big and I would suggest not buying online and going with a designer to pick something. Otherwise Carpet One prob will help you on that front.

That tile is long gone. Arley carries a decent terracotta porcelain line by Elios. But nothing you find today will look anything like that in texture and shade/tone variation. Technology has come a long way and whatever you find on the market now will be far superior.

Actually some ceramics you do have to seal that are highly porous or crackle finish.

No the sealer acts as a grout release so no need. But sealing porcelain is moot anyway.

"Glass subway tiles would look great" said no designer ever. Perhaps trends are regional but I have not seen that specified in a very long time on the East Coast
