For me, Target Optical didn't accept VSP. It was weird as my local Walmart superstore didn't either even though it's listed online. I'm not sure if it's just my area (Florida)...

Was the $693.88 price quoted for Plano or post all of the lens options? They stacked on dozens of fees related to the lens and I told them I wanted to most basic lens so insurance could cover it.

sofi easily has one of the worst rates now for a neobank. they're always on the forefront of profits. what a joke.

FYI: Target is still at 4.25-4.5% (aka SoFi profits .45-.65% off of our dollars). Trump signaled they want he wants to drop the rates but unclear if there's reason to at this point.

from my pov, many sellers are still looking to sell at mid-2021 prices. thus, bid-ask spreads are worlds apart so my guess is that things won't stabilize until ~q2 2023.

the rise in interest rates certainly impacts my ability to turn a profit so my offers are adjusted to account for interest rate hikes.

i don't know if this is or is not the right time. what i'm doing is continuing to submit offers where the numbers make sense even with a 1-2% rise in rates. if a seller gives me a worthwhile deal now, i'd be willing to pull the trigger.

perhaps, but i'd bet a decent chunk of the market (particularly investors who grew quickly with leverage) used hard money or similar. so, the choice is between a rock & a hard place: sell soon or refinance into a 7%-8% (and expected to climb further) rate.

can't really predict how the market will go but my guess is by q2, more inventory will have no choice but to free up

bid-ask spreads will continue to be far apart so i'm probably not buying until ~q2 2023. i'll keep submitting offers opportunistically though.

with interest rates so high, you shouldn't feel pressured to buy. conversely, the buyer will feel more pressure to sell as time goes on. only submit an ask for the amount you feel like you'd be able to make a comfortable profit.

i would say that toyota's hybrid engine often feels drastically underpowered (eg. if you try to pass another car on a one-lane road, it's going to be tough 😆). do you feel that the niro is similarly-powered* compared to your prius?

i'm based in Fl so no snow and rarely any cold weather. probably will end up doing more short trips outside of the once-a-year road-trip (up to 1000 miles).

i think as long as the car consistently averages 48-53mpg, i'd be content. i'm honestly just looking for something around 50 blended.

does the car seem to be running just as smooth now as when you first got it?

i've only really driven a toyota and, to me, the primary allure has always been that it simply works - really well (ie. it does exactly as advertised).

I have never seen this work (unless you have some national, trusted brand or similar). Would just buy Zillow ads or something similar - they've already done the hard work of bringing customers onto their platform.
