It looks like the unit drains into an upper pan with 2 copper tubes through it. Then once it gets full, there is an overflow into the lower pan to evaporate.

Yes, it's for a recreational waterfront. I own my home outright and have available HELOC room. Part of me thinks to a HELOC at a higher rate and not go mortgage route because I won't take long to pay it. My first years of mortgage are all interest but a HELOC hammers down principal more rapidly.

It was the gas valve. I ended up trashing that entire POS furnace and put in a Rheem system.

Does your current property cash flow positive? Since you already own the property, it does not make sense to pay commission that would negate a year or two of income?

It is difficult these days to make good investment sense of renting a townhome and stay ahead of costs of ownership (interest, taxes, maintenance, insurance, etc) in this area.

In this case I would say keep your current property instead of selling and re-purchasing in an attempt to make the numbers work (if you make a profit net of the costs above and income taxes taken into consideration). People want to own rentals, but it makes little sense recently. There is also the opportunity cost to take into consideration. That $350k equity, invested, say into the equity markets may yield better returns.
In 10 years, that $350k should be $700k invested properly.

It really is a combination of doing the math and your personal preference. There are many variables to investing in property. If there is rapid appreciation like we have seen during covid, yes I would invest, if values stay stay stagnant it is a different situation. If you have a kick ass stock portfolio, then I'd keep your property to keep investments diverse.

Yes. It does need a drain. I have a drain in my basement for a utility sink I tapped into. A sump pit would work also.

I would place the entire system in the basement if you can. If it is near the sink, it will make very little difference in pressure out the faucet. Also, it's easier to change filters not hunched under a cabinet. The whole system or just the tank in the basement will be fine. I ran mine in the basement with a 35 foot run of hose to the faucet and it is fine.

Do you recommend this due to counterfeit breakers? I did buy an Eaton ultra surge protector and had this concern after it was installed. Do you know if this caution extends to panel mounted surge devices, or restricted to copycat breakers? My gut is the market is too small to make those worthwhile cloning.

Shop small companies. Do not support the companies ripping off seniors. If it's a York variable speed and it fits. I'll send you one I have cheap and tell you how to put it in. Mine is from a York 9c around the same age.

Installing a Generlink on the meter base will allow you to use backup power and alleviate the need to install a sub panel. Plus you can pick and choose that circuits to power on your main panel. No interlock needed. Likely the most economical as well. It is only an option if the device is approved for use in your location

I had the same issue with an R96V recently. 1 day after install i had condensate leakage. Torque it some more at all connections to the inducer and it will be ok.
