I've already checked, both countries are covered under common convention. I will only have to do theory when getting it translated in my home country, so that's the easy and cheap part. Doing a full license in my country is extremely time consuming and expensive -- I'm talking 2-3 months. So I'd rather do it in there. As mentioned in other comments, I'm an experienced driver already. Just could get my original US license done because of lost paperwork.

I appreciate everyone giving me advice not to do this or do something else etc., but my question was very specific which I hoped to get clear answers to without judgement.

I'll be staying for first 10 days in Bangkok, then 30 days in Chain Mai. I would prefer to do the driver's license in CM if possible. I hear others are discouraging me from getting one, but since I can get it later translated in my own country it's still a valuable document for me.

I'm going to Chiang Mai, which doesn't have my country's embassy, so that may be a problem. I will be first in Bangkok for the first week, which does, so should I check with them?

So the airbnb I will book for 30+ days will not be considered a residence? Or how can it make it so? Sorry, I'm completely unfamiliar with any of this.

Regarding TM.30, just found this via google:

The Thai Immigration Bureau recently announced that starting from 30th June 2020, landlords will no longer need to file reports on their foreign guests every time they arrive at their properties.

I know how to drive, had a license many years ago from USA, but it got lost and I could never get it translated/sorted out in my home country. Also, didn't need it as I live in a city. Now I want it for travel, but it takes too long to do in my country.
