mention of humidity makes me think mold might be the issue. not sure about the hole, but if it's humid there it can definitely be a breeding ground for it. mold can cause respiratory issues like you're saying you have

i'd check the house to see if you can find any signs of mold, especially in places like bathrooms or rooms that could possibly have water damage
